One of Reeds Edinburgh based property clients are seeking an experienced Property Maintenance Manager to join their team. This role involves managing complex and communal repairs, assessing properties between lets, and ensuring compliance with property regulations. The ideal candidate will be proactive, client-focused, and capable of working efficiently under pressure.

Day-to-day of the role:

  • Manage complex repairs and address issues such as leaks affecting multiple properties.
  • Oversee communal repairs and conduct routine property visits.
  • Arrange and manage the refresh of properties between lets.
  • Develop action plans for addressing multiple issues in properties, providing regular updates and recommendations to Property Managers.
  • Raise job sheets for maintenance and repairs as required, assisting the property management team with compliance and renewals.
  • Maintain accurate and up-to-date records on the company SAM database.
  • Support the Property Management team by sharing knowledge, providing cover during holidays, and participating in training for continuous professional development.
  • Participate in an on-call rota for out-of-office emergencies.

Required Skills & Qualifications:

  • Proven experience in property management, particularly in handling repairs and maintenance.
  • Good understanding of the Letting Agent Code of Practice (LACOP) and the Private Residential Tenancy (PRT) Agreement.
  • Knowledge of HMO requirements and health & safety processes.
  • ARLA Level 6 qualification or equivalent (LETWELL/SafeAgent) is desirable, or expected to be obtained within 6-18 months of appointment (sponsored by the company).
  • Excellent PC skills, including MS Excel, Word, and TEAMS.
  • Full driving licence essential (max of 3 penalty points preferred).
  • Excellent organisational skills, decision-making capabilities, and attention to detail.
  • Strong communication and interpersonal skills, with the ability to maintain professional relationships.
