Within this position you will be responsible for comprehensive management of properties, ensuring compliance with legal standards, and providing exceptional support to both landlords and tenants. Ideal candidates will be highly organised, client-focused, and capable of managing multiple tasks efficiently in a fast-paced environment.
Day-to-day of the role:
- Manage existing properties, including maintenance, re-letting, routine visits, and ensuring compliance with all legal requirements.
- Onboard new properties, liaising with landlords about appraisals, legal documents, and initial maintenance needs.
- Support the Property Management team by sharing knowledge, providing cover, and participating in training and development activities.
- Collaborate with the Lettings and Applications teams to review property applications and communicate outcomes to landlords.
- Ensure adherence to property regulations, including HMO requirements and Health & Safety protocols.
- Manage daily, weekly, and monthly tasks within set timescales and maintain accurate records on the company SAM database.
- Support tenants throughout their rental period, from application through to check-out, including managing rental statements and conducting rent reviews.
- Handle short let management to minimize vacant periods and secure future long-term lets.
- Conduct property viewings and routine visits, ensuring properties are presented well and advertised correctly.
- Resolve disputes and complaints within the portfolio and participate in an on-call rota for out-of-office emergencies.
- Perform additional ad-hoc roles as required to assist the team.
