- Client Service: Act as the main point of contact for freeholders, leaseholders, contractors, and landlords.
- Property Management: Oversee the maintenance and upkeep of the block, ensuring compliance with health and safety regulations.
- Budget Management: Prepare and manage annual service charge budgets, monitor expenditure, and maintain financial records.
- Contractor Management: Manage relationships with contractors, oversee maintenance work, and ensure timely completion of tasks.
- Lease Management: Understand and enforce lease agreements, including handling Section 20 Notices in accordance with the Landlord and Tenant Act 1985.
- Health and Safety: Ensure all health and safety legislation, policies, and fire risk assessments are actioned and maintained.
- Administration: Maintain up-to-date records and oversee insurance claims and policies.
- Communication: Handle enquiries from leaseholders and report regularly to line managers and stakeholders.
- Site Inspections: Conduct regular inspections of the property to ensure standards are maintained.
- Strong communication and interpersonal skills.
- Knowledge of property management and relevant legislation.
- Ability to handle conflict and resolve issues effectively.
- Basic understanding of building maintenance and technical issues.
- Financial acumen to manage budgets and financial records.
