Property Manager - GloucesterFull-Time | £28,000 - £30,000 DOEMonday to Friday (Sats on rota with time off in week) We are currently seeking an experienced Property Manager to join a highly regarded Estate & Lettings agency based in Gloucester. - Manage a portfolio of residential properties, ensuring all aspects of property management are delivered to the highest standard.
- Conduct regular property inspections, ensuring any maintenance issues are identified and addressed promptly.
- Handle tenant communications, including managing enquiries, resolving disputes, and ensuring high levels of tenant satisfaction.
- Oversee the tenancy lifecycle, including conducting tenant check-ins and check-outs, and ensuring all tenancy documentation is accurate and up-to-date.
- Coordinate and manage repairs and maintenance, liaising with contractors and ensuring all works are completed to a high standard and within agreed timeframes.
- Ensure compliance with all relevant legislation and company policies, including health and safety regulations and tenancy law.
- Prepare detailed inventories using innovative software, ensuring accuracy and attention to detail.
- Handle all aspects of rent collection, including arrears management and ensuring prompt payments.
- Maintain accurate and up-to-date records, ensuring all property files are kept in good order.
- Assist in the preparation of financial reports for senior management.
- Previous experience in property management within the residential lettings sector.
- Strong knowledge of property legislation and best practices.
- Excellent communication and customer service skills, with the ability to build strong relationships with tenants, landlords, and contractors.
- Proficiency in using property management software, with experience in inventory management and conducting check-ins/check-outs being particularly desirable.
- Ability to work independently and manage time effectively, handling multiple tasks with a high level of organisation and attention to detail.
- A proactive approach to problem-solving, with the ability to handle challenging situations calmly and efficiently.
- Full UK driving licence is essential.
