Maintenance Manager (Structure and Building Fabric)
Location: Godalming, Surrey
Salary: £57,000 per annum

The Role
Mindful of the need to maintain operational use of the estate for both school and business interest, at all times, during both term time and holiday periods, you will work closely with members of the estate department management team and colleagues from the wider organisation. Your responsibilities include but are not limited to: - General ? Lead and supervise the building fabric team, delegating work to them and ensuring that an effective workflow is maintained, and that work is undertaken to the required quality and standard.
- Recruitment of building fabric maintenance staff, where necessary.
- Liaise with the Office Manager, Maintenance Manager (Mechanical & Electrical) and Project Manager on the planning and completing of building fabric works programmes, taking place during term time and holiday periods, to prevent clashes and to ensure full co-ordination of resources.
- Ensure works are carried out to budget, quality and time making every effort to keep both to a minimum.
- Communicate effectively where appropriate with the School community, keeping all building users, suppliers and consultants informed of progress.
- Ensure all tasks are carried out safely, applying your thorough knowledge of relevant H&S legislation and approved codes of practice and your ability to plan and implement works accordingly.
- Be self-motivated; able to ensure work is completed in a safe, clean, and tidy manner around pupils, support staff and general public and generally protect the fabric of the School buildings.
- Prepare and implement RAMS necessary for the performance of tasks and to operate machinery and equipment safely.
- Maintain full compliance with all legislation affecting the structural and building fabric infrastructure and services.
- Organise and purchase materials, placing orders, in a timely manner, with the procurement co-ordinator, ensuring consideration of spare parts and equipment for replacement and ascertaining the proper documentation of the same.
- Control the training and development needs of your team.
- Perform human resource responsibilities for Structure and Building Fabric operatives.
- Understand technical issues and equipment needs of the team and advise and assist team members and other estates personnel accordingly.
- Prepare, monitor and report on budget and work programmes as required.
- Provide weekly progress report to the Estate Bursar.
Skills and Qualifications
- To have worked in a managerial or supervisory capacity within a construction or maintenance environment.
- To have a proven qualification and/or experience in a construction/surveying role in a maintenance or construction environment.
- Proven experience of managing multiple projects and dealing with a wide range of size and type of building tasks.
- Relevant Health & Safety knowledge and training including working at height and COSHH.
- Computer literate.
- Holder of a clean, valid driving licence.
