Are you organised, analytical and have a good attention to detail? 

Our client is looking for a Sales and Part Exchange Coordinator to join their regional sales team to provide professional and customer-centric support, conveyancing advice, support and coordination services to all customers to proactively and efficiently progress new sales reservations through to exchange of contracts/missives and successful legal completion/settlement acting as a key point of contact for all parties.

Duties of this role would include:

- Work as part of the regional sales team to deliver the completions required, proactively progress new sale plot reservations through to exchange of contracts and successful legal completion in strict accordance budgeted forecast expectations.
- Be the point of contact and trusted “go to” person for all regional purchasers from reservation through to completion keeping customers fully and regularly informed throughout, working in close and coordinated partnership with customers, solicitors and all third parties to ensure that contracts and completions occur as speedily as possible.
- Ensure that all notices are achieved, funds requested & deposited, whilst delivering an excellent customer experience through the conveyance process, breaking down barriers and overcoming issues to achieve timely exchange of contracts and legal completions
- Demonstrate & actively apply a detailed knowledge of mortgage application
- Provide highly valued advice, support and guidance to all customers who have reserved to facilitate the achievement of contract exchange and legal completion deadlines.
- To be the point of contact for all estate agents, solicitors, financial and mortgage advisors to actively facilitate the timely & efficient delivery of successful contract exchanges and legal completions.
- Work in close partnership with the Group legal team to process regional reservations through to exchange, the legal completion ensuring systematic, prompt & proactive communication with all parties involved.
- Understand and keeping fully appraised of the regional Avant build programmes and sequences to be able to inform customers of plot completion/settlement timescales.
- Prepare CML documentation for each reservation for formal approval recording matters on the relevant IT and Customer Relationship Management systems, updating any CML should the financial mechanics of any reservation differ from that agreed at the point of reservation.

The ideal candidate will have the following:

- Will be able to demonstrate experience of delivering timely and efficient exchange completions for a sales team within a new homes’ developer.
- Experience dealing with customers, solicitors, estate agents and financial advisors required throughout the customers new home purchase journey.
- Knowledge of both mortgage application and conveyance processes and legal and compliance frameworks associated and part of a new home purchase is also key.
- Excellent communication and enthusiasm about providing a first-class customer experience.
- Have a working knowledge of industry codes of practice, such as Code of Conduct , CML, PMA.
- Possess an excellent knowledge of the HTB scheme, or other Government purchase schemes, to communicate with agents, solicitors and customers alike.
- Have a good Knowledge of the construction industry
- Have strong IT and database management skills, including the effective use of CRM system.
- Be highly organised who can project manage the delivery of service under minimal supervision
