Next Chapter Talent have partnered with a well-established & respected boutique property specialist in their search for a Block Manager to join their esteemed team based locally to the Northfleet, Kent area. Their reputable tailored residential and commercial services have built a strong loyal client base that stretches across Kent and South-East London.

Diverging from conventional corporate practices, the owners are dedicated to cultivating a welcoming atmosphere that feels like a second home for the team, ensuring comfort and happiness during their time spent together. While collaboration in the office is integral, they recognise the importance of flexibility, allowing for two days of remote working as needed.

Key responsibilities include:

  • Delivering an exemplary Property Management service, ensuring a seamless and engaging customer experience through multiple communication channels.
  • Continuously monitor services in line with the service level agreements in place.
  • Safeguard adherence to Health & Safety regulations across all sites.
  • Independently work to develop budgets and oversee the gathering of service charges to finance essential projects (collaborating with the in-house finance teams as & when needed)
  • Working in conjunction with maintenance teams to guarantee the efficient and accurate processing of insurance claims.
  • Conduct routine site inspections to verify the overall condition of all buildings.
  • Carry out Annual General Meetings & Directors meetings.
  • Pro-actively explore avenues to improve the overall performance of your portfolio.

Requirements:

  • Demonstrated experience in block management with a solid understanding of long leasehold and relevant legislation
  • Ideally AIRPM/IRPM qualified or willing to pursue qualifications
  • Outstanding communication and written skills
  • Proficient in basic computer packages, coupled with strong oral and written communication abilities
  • Keen attention to detail with a proactive mindset
  • Be commercially aware and have a clear understanding of budgetary and financial factors in the market
  • Hold a valid UK driving license, with access to a vehicle, and a willingness to travel locally (mileage allowance provided).
  • You will have 1+ years’ experience working within the Block Management space and be able to clearly demonstrate your professional abilities and educated level of knowledge through having obtained such experience or industry qualifications
