Cobalt is seeking a Building Manager following on from our client winning the management instruction of a Grade A office building. The asset is a modern multi-let office development in a superb city centre location, with on-site parking available, and great amenities including a rooftop terrace for tenant and staff use.

Key responsibilities will include but not be limited to:

  • Oversee the planned and reactive maintenance of the site, including building fabric and plant;
  • Ensure compliance with Health and Safety regulations and site-specific rules.
  • Manage contract operatives (e.g., cleaning, maintenance staff) and oversee service providers, addressing operational issues and reporting as required.
  • Assist in producing the annual service charge budgets, conduct property inspections to identify future works, and review year-end expenditure reconciliations.
  • Act as the main point of contact for tenants, landlords, and the Client, attending liaison meetings and communicating operational updates.
  • Conduct regular site and H&S inspections, addressing vulnerabilities, managing contractor compliance, and completing fire alarm tests and evacuation drills.
  • Perform vacant unit inspections, including utility meter readings, and maintain utility records for monthly reporting.
  • Produce management reports demonstrating contract performance and any required corrective actions.

As the successful applicant, you'll be able to draw upon your previous experience working for a property management/landlord within a commercial office environment and be able to consult and advise your client and customers. An IOSH or NEBOSH is essential, as is experience with managing service charge budgets. Equally importantly however will be your people skills as occupier engagement will be a large part of this role.
