AsTrainee Block Manager, youll be at the heart of managing a vibrant portfolio of residential properties, to ensure everything runs smoothly. From collaborating with leaseholders and freeholders to managing budgets, compliance, and conducting site inspections, your role will be hands-on and diverse.

The package
  • Up to £27,000 basic salary per annum (DOE)
  • Monday to Friday, 09:00-17:00
  • Remuneration for out of hours Annual General Meetings (with prior agreement of the property)

The Trainee Block Manager role
  • Understand Lease terminology and relevant Acts of Parliament to advise clients appropriately
  • Liaise with clients, leaseholders, tenants, freeholders, directors, developers, and professionals like solicitors, accountants, and insurers
  • Conduct regular site visits to ensure proper maintenance and cleanliness
  • Arrange and oversee service contracts (e.g., cleaning, gardening) to ensure continuous service
  • Collaborate with the Maintenance Coordinator to manage repairs and contractor actions
  • Implement Section 20 Consultation process to meet legal requirements
  • Prepare annual service charge budgets, considering long-term expenses and reserve funds
  • Provide financial information for annual service charge accounts and explain these to stakeholders
  • Work with Credit Control and Management to address service charge arrears and debt collection
  • Coordinate with Accounts to ensure timely contractor payments and fund sufficiency
  • Attend, chair, and minute resident meetings, including those outside office hours
  • Collaborate with team members to improve property management expertise
  • Draft and produce letters, statutory notices, and documents as required
  • Input and manage data using property management software and MS Office tools
  • Study for industry-recognised qualifications from The Property Institute (TPI) for future regulation compliance

The person
  • Holds a valid driving licence and can visit sites that may be outside of the immediate area
  • Own car (desirable)
  • Good organisational and communication skills
  • Able to prioritise workload
  • Works well under pressure
  • A general understanding of legal terminology, accounts and building processes and/or previous property management experience (desirable)
