An experienced Senior Maintenance Operations Manager is required to join a leading maintenance services provider based in London. This role is responsible for overseeing the day-to-day operations of the maintenance function, reporting directly to the Operations Director. The role involves ensuring efficient and timely completion of repair and upkeep services across multiple client sites.

The ideal candidate will have extensive knowledge and experience in reactive property maintenance across various sectors, including retail, commercial, industrial, and domestic properties. About the Role

A Senior Maintenance Operations Manager is responsible for managing staff, scheduling maintenance tasks, coordinating with vendors, monitoring budgets, and ensuring compliance with contractual obligations and safety standards.

Key Responsibilities:

Staff Management:

  • Oversee the assignment of tasks, delegate work, and supervise maintenance teams.
  • Conduct performance reviews and provide regular feedback.
  • Address employee concerns and resolve conflicts effectively.

Operations Planning and Scheduling:

  • Develop and implement comprehensive maintenance schedules based on preventive maintenance plans and client requirements.
  • Prioritise work orders and manage emergency repair requests.
  • Coordinate with the helpdesk manager and clients to schedule maintenance activities and site access.
  • Monitor and adjust schedules as necessary to ensure tasks are completed on time.

Budget Management:

  • Track maintenance costs, including labour, materials, and vendor fees.
  • Monitor budget performance and identify areas for cost reduction.
  • Negotiate contracts with suppliers and vendors to secure favourable pricing.

Quality Control and Compliance:

  • Establish and enforce high-quality standards for maintenance work.
  • Conduct regular inspections to ensure compliance with safety regulations and industry standards.
  • Implement preventative measures to mitigate risks and potential hazards.

Client Relationship Management:

  • Build and maintain strong relationships with clients.
  • Respond promptly to client inquiries and resolve concerns efficiently.
  • Provide regular updates to clients regarding maintenance activities and status reports.

Technical Expertise:

  • Stay updated on industry trends and advancements in maintenance technologies.
