Our Client is looking for an experienced Maintenance Operative to join their team at a luxury residential development based in Harrow.
Working Monday to Friday, hours are 9am - 5pm.
Salary is £26,000 - £27,000 annually.
Duties include:
- To play an active role as custodian of the building and its curtilage.
- To take responsibility for the testing of all life safety systems and lift auto diallers and ensure presentation, cleanliness and safety of all the public areas.
- To interact with residents in a courteous, professional and helpful manner always.
- To undertake individual block and estate inspections via an app, reporting any hazards to the site management team.
- To ensure that any breaches of security or damage is reported to the management team/ relevant authorities.
- To possess basic carpentry skills, carry out fire door remedials as and when required.
- Have experience of power tools to be able to carry out minor repairs/hang notice boards/fixtures.
- Always maintain cleanliness and tidiness of the blocks and estate, ensuring all minor repairs are attended to. All defects are to be reported to the Concierge/Development Manager daily.
- To ensure all basic M&E are at an operational standard (Light Bulb changing and Fuse changes). To report any other M&E issues to the Management team.
- Ensure all bin stores and flooring in the estate are wet washed clean each week and remain presentable and the refuse collections take place regularly.
- Personal Hygiene and presentation, including uniform are to be always maintained to the highest standards.
- The Communal areas are a place of business. Food must not be consumed in the communal areas.
- To be responsible daily for checking all fire panels and lifts are in working order.
- To undertake minor repairs around buildings and wider development.
- To ensure all building frontages is kept clean and tidy.
- Any duties when required or requested by the Development Manager.
- To provide and maintain and up to date logbook or register, be it paper or PC calendar based to record all site issues as they arise but dealing specifically with the following:
- A record of patrols and issues found on those patrols
- Tasks to be completed by team members
- Planned visits/permissions given to contractors
- Temporary car park spaces
- Report any faults to the access/fire/CCTV systems to the appropriate contractors and the Management Team.
- Report and Health & Safety, communal/building defect from patrols.
- Report any damage to the building, or damage to residents' possessions in public areas to the Development Manager.
- To be aware and responsible for access and routine management of all approved contractors, such as cleaners, gardeners, service engineers and window cleaners.
- To check works carried out by such contractors on a regular basis.
- To report incidents of unsatisfactory work quality or poor working practice to the Development Manager.
- Communal: Liaise with the Development Manager in relation to the instruction/timing of the contractor appointment.
- To review, daily, any resident's notice board and other communal areas ensuring all signage and notices are appropriate and correct.
- To form courteous and professional relationships.
- To assist a resident with any reasonable request.
