Block Property Manager (Maternity 10-month FTC with potential to go permanent)

Salary: £30k - £38k (dependent on experience and qualifications)

Location: Flexible, with travel required for property visits

Hours: Mon-Fri 9:00am - 5:30pm (occasional out-of-hours work may be required)

If you have experience within block management looking after a varied portfolio and have a good knowledge of property legislation, we want to hear from you!You will ideally have at least 1 year of experience in residential block management and thrive in a role requiring excellent customer service, financial acumen, and problem-solving skills.

Responsibilities:

  • Managing a portfolio of long leasehold residential properties.
  • Preparing and reviewing annual budgets for each block.
  • Monitoring service charge expenditure and financial control.
  • Conducting regular site inspections and ensuring maintenance standards.
  • Overseeing planned maintenance schedules and reactive works.
  • Communicating with clients, leaseholders, and other stakeholders.
  • Ensuring statutory compliance, health & safety adherence, and insurance cover.
  • Managing major works projects, including S.20 consultations.
  • Reporting on financial and operational matters.

The right candidate will have the following skills and experience to apply:

  • At least 1 year of experience in residential block management.
  • Knowledge of leases, property legislation, and compliance requirements.
  • Financial management skills, including budget preparation and expenditure monitoring.
  • Strong communication and relationship-building skills.
  • Proficiency in Microsoft Office (knowledge of relevant property software advantageous).
  • Full UK driving license and own transport.
  • IRPM qualifications (Foundation/AIRPM or a willingness to study).
