You will play a vital role in managing a portfolio of freehold and long leasehold residential block properties, primarily located along the Sussex coast. Reporting directly to the Senior Portfolio Manager, you will be instrumental in delivering exceptional customer service and ensuring that all properties under your management meet the highest standards. Key Responsibilities:
- Maintain the positive profile of your team through on-site visits, client communication, and consistently delivering against Service Level Agreements (SLAs) and Key Performance Indicators (KPIs).
- Lead the team in the absence of the Senior Portfolio Manager, ensuring smooth operations and continued client satisfaction.
- Ensure compliance with all quality standards and company policies.
- Manage reactive maintenance tasks, including instructing contractors, liaising with surveyors, monitoring progress, advising clients, and approving invoices.
- Maintain and update property maintenance contract spreadsheets, and assist in negotiating contracts.
- Handle telephone and email enquiries, accurately taking messages or directing them to the appropriate team member.
- Collate and prepare information for client meetings.
- Process and manage insurance claims.
- A good standard of general education is essential.
- Foundation TPI / IRPM qualification or higher is preferred.
- Ability to prioritise workload and perform well under pressure.
- Strong numeracy and communication skills, including written, verbal, and presentation.
- Excellent problem-solving abilities.
- Proficient in Microsoft Office programmes; familiarity with TRAMPS, Fixflo, and PRISM would be advantageous.
