Our client is a leading Principle contractor in the UK that work on Design and Build contracts, specialising in full external envelope packages. They have vast experience in Fire remediation and new build projects including Curtain Walling, Windows and Doors, Roofing systems, specialised Renders, Rainscreen cladding and Steel Framing Systems.

Due to continued growth, a Pre-Construction Manager is required to play a crucial role in overseeing all construction projects. You will oversee and coordinate the design and estimation functions whilst driving business development and client relationships. This pivotal role bridges technical expertise, operational oversight, and commercial strategy to ensure the successful delivery of projects from concept to contract.

What's involved for the Pre-Construction Manager…

Preconstruction Management:

  • Lead and oversee the Design and Estimation teams, ensuring designs and tenders align with project specifications, budgets, and timelines.
  • Review and approve cost estimates, designs, and technical submissions to maintain quality and competitiveness.
  • Coordinate design and estimation activities to ensure a seamless preconstruction process and alignment with client expectations.
  • Work with estimator to provide seamless handover for secured works to operations Manager/ Operational team.
  • Work with operations team to produce robust plans for delivery.
  • Assist operations in procurement for both bulk materials and contracting labour.

Business Development:

  • Actively engage with existing and potential clients to build strong relationships and secure new projects.
  • Lead the preparation and presentation of bids and proposals, ensuring alignment with client needs.
  • Identify and pursue business development opportunities in the facades sector to support the company's growth strategy.
  • Team Leadership:
  • Provide leadership, mentorship, and support to the Design Manager and Senior Estimator, ensuring their work aligns with company goals.
  • Conduct regular team meetings and project reviews to maintain high standards and address challenges.

Commercial Oversight:

  • Work closely with your reporting Director to develop pricing strategies and manage risks during the tender process.
  • Ensure all bids are commercially viable and profitable while meeting client requirements.
  • Monitor market trends and competitor activity to maintain a competitive edge.
  • Client & Stakeholder Relations:
  • Act as the main point of contact during the preconstruction phase, representing the company in client meetings and negotiations.
  • Collaborate with external stakeholders, including architects, consultants, and suppliers, to ensure smooth project delivery.

What you'll need…

  • Minimum 3 years of experience in a preconstruction, estimating, or technical management role within the construction or facades sector.
  • Proven track record of delivering high-quality designs and tenders for façade projects.
  • Experience in business development and client relationship management.
  • Strong technical understanding of façade systems, materials, and construction methods.
  • Excellent leadership and team management skills.
  • Ability to review and critique technical designs, estimates, and technical proposals.
  • Ability to basic programme on MS projects for early stages works.
  • Strong commercial acumen with experience managing budgets and pricing strategies.
  • Exceptional communication and negotiation skills for client and stakeholder interactions.
