- Take responsibility for the maintenance and upkeep of client properties, ensuring they remain in optimal condition.
- Ensure full compliance with statutory checks, including gas and electrical inspections, and arrange for these services, ensuring appropriate charges are applied.
- Generate fees through effective interventions and communication with landlords and tenants.
- Resolve repair and maintenance issues promptly on behalf of the client, coordinating with contractors and local authorities to ensure timely completion.
- Monitor works orders and planned maintenance to ensure legal compliance and meet deadlines.
- Respond swiftly to property-related inquiries from landlords and tenants, via phone or email, providing clear and effective solutions.
- Assist landlords and tenants with account-related queries, collaborating with the Property Management Accounts team to resolve any issues efficiently.
- Conduct routine property visits, completing all necessary repairs and follow-ups to maintain high standards.
- Renew insurance policies for properties when required, ensuring continuous coverage.
- Provide tenant references for previous tenants and appropriately decline requests where necessary.
- Manage debtor control, ensuring tenant payments are made on time and providing updates to the client regarding payment statuses.
- Negotiate renewals for fixed-term lettings, collaborating with clients to agree on rent and renewal terms.
- Drive revenue through lease renewals, securing agreements beneficial to both the client and the tenant.
- Prepare detailed inventory reports for property check-outs and handle any disputes or deductions from tenant deposits.
- Work closely with the Property Management Accounts team to coordinate the repayment of tenant deposits, ensuring any deductions are communicated.
- Complete thorough and accurate inventory reports for property check-ins.
- Provide support to other Property Managers when needed, ensuring continuity of service.
- Maintain high standards by adhering to Company Service Standards in all aspects of property management.
- A minimum of 2 years previous experience of working in property management
- Knowledge of local area and amenities required
- Knowledge of our property software systems desirable
- Ability to manage own workload and prioritise tasks
- Strong desire to satisfy customer needs and achieve results
