Our client, a leading UK housebuilder, is seeking an experienced Site Manager to oversee the day-to-day running of residential construction projects. The successful candidate will be responsible for ensuring that new build housing developments are delivered on time, within budget, and to the highest standards of quality and safety.

This role requires a strong leader with excellent construction knowledge, an ability to manage multiple trades effectively, and a keen eye for health & safety, compliance, and customer satisfaction.

Site Manager

Key Responsibilities:

  • Oversee all on-site operations, ensuring projects are completed according to schedule and budget.
  • Coordinate and manage subcontractors, suppliers, and site personnel to maintain smooth workflows.
  • Monitor build quality and compliance with company standards and NHBC regulations.
  • Ensure all work is carried out in accordance with UK health & safety regulations (CDM 2015).
  • Conduct regular site inspections, risk assessments, and method statements.
  • Promote a strong safety culture, ensuring all personnel follow correct procedures.
  • Work closely with project managers, surveyors, and design teams to ensure smooth project progression.
  • Communicate with local authorities, inspectors, and regulatory bodies as needed.
  • Maintain positive relationships with customers, ensuring a high standard of finished homes.
  • Plan and schedule construction activities to meet project deadlines.
  • Monitor material deliveries and stock levels, preventing delays.
  • Identify and resolve any issues that could impact budgets or timelines.
  • Ensure all properties are built to NHBC, Building Regulations, and company specifications.
  • Conduct regular snagging and quality checks to maintain high standards.
  • Support customer service teams with handover processes and post-completion queries.

Key Skills & Experience

Essential:

  • Proven experience as a Site Manager within housebuilding or residential development.
  • Strong knowledge of UK Building Regulations, NHBC standards, and health & safety legislation.
  • Strong organisational skills with the ability to manage multiple trades and subcontractors.
  • SMSTS certification.

Desirable:

  • NVQ Level 6 in Construction Site Management or equivalent.
  • Experience with modern methods of construction and sustainable building practices.
  • CSCS Black Card.
