Our client, a leading UK housebuilder, is seeking an experienced Design Manager to oversee and coordinate the design process for residential developments. This role is key to ensuring that housing projects are delivered efficiently, within budget, and to the highest standards of design and compliance.

The successful candidate will work closely with architects, engineers, planning consultants, and construction teams to manage the design process from concept through to completion, ensuring compliance with UK building regulations, planning policies, and sustainability requirements.

Key Responsibilities

  • Lead the design process from initial concept through to technical approval and construction.
  • Coordinate architectural, structural, and engineering designs, ensuring alignment with project requirements.
  • Review and manage external design consultants to ensure cost-effective and buildable solutions.
  • Ensure all designs comply with UK Building Regulations, planning policies, NHBC, and local authority requirements.
  • Liaise with planners, local authorities, and regulatory bodies to achieve planning approvals and discharge conditions.
  • Conduct value engineering exercises to optimise designs and reduce costs while maintaining quality.
  • Identify and resolve design issues before and during the construction phase.
  • Provide technical guidance to project teams to ensure smooth delivery.
  • Collaborate with land, commercial, technical, and construction teams to align design with business objectives.
  • Attend project meetings and liaise with key stakeholders to ensure seamless project progression.
  • Ensure all design documentation is accurate, up to date, and effectively managed.
  • Prepare reports and updates for senior management on design progress, risks, and key decisions.

Key Skills & Experience

Essential:

  • Proven experience as a Design Manager, Technical Manager, or Senior Architectural Technician within housebuilding or residential development.
  • Strong understanding of UK Building Regulations, planning legislation, and NHBC standards.
  • Proficiency in AutoCAD, Revit (preferred), and other relevant design software.
  • Ability to manage multiple projects and coordinate external consultants effectively.
  • Excellent communication and leadership skills to liaise with internal teams and external stakeholders.

Desirable:

  • Degree or HND in Architecture, Engineering, Construction Management, or a related field.
  • Experience working on volume housebuilding projects for a developer or main contractor.
  • Knowledge of modern construction methods (MMC) and sustainability initiatives.
