Job Title: Residential Co-ordinator
Location: Kendal
Contract Type: Permanent (Part-time, 24 hours/week)
Salary: £18,000 - £24,000 per annum (dependent on experience)
About the Role:
Our client is seeking a dedicated Residential Co-ordinator to support the Estate Manager in delivering exceptional property management services. This site-based role is pivotal in ensuring the effective management of residential facilities, compliance with health and safety regulations, and fostering positive relationships with clients and residents.
Key Responsibilities:
- Assist the Estate Manager in delivering high-quality property management services for clients and residents.
- Supervise the Residential Caretaker's daily duties and wellbeing.
- Maintain and update the Residential Operation Reporting System and Health & Safety systems.
- Support compliance with legal and statutory requirements, including preparation for audits and risk assessments.
- Ensure timely completion of Residential Monthly Checklists and risk assessments.
- Monitor the performance of residential maintenance and provide feedback to the Estate Manager.
- Record utility consumption and maintain various client systems, including Elog Books and Compass.
- Engage with residents to address inquiries and concerns promptly.
- Attend client and resident meetings, including outside normal working hours when necessary.
- Manage contractor access and waste management across the site.
- Conduct inspections of vacant properties and ensure standards are met for occupied units.
- Maintain high site standards in cleaning, repair, and presentation within budget constraints.
- Support incident investigations and maintain documentation in line with health and safety regulations.
- Source quotes for insurance claims and monitor contractor performance.
Skills and Experience:
- Proven experience in residential property management.
- Relevant Health and Safety qualifications (IOSH or equivalent preferred).
- Strong initiative and ability to meet deadlines.
- Excellent interpersonal and communication skills.
- Flexibility to adapt working patterns as required.
- Proficient in Microsoft applications, including Word, Excel, PowerPoint, and Outlook.
