Lettings Manager – Residential Lettings

Location: Kinross | Salary: Competitive, DOE | Job Type: Full-time, Office-based

This firm consists of experts in the Kinross property market with strong local links. It is looking to appoint an experienced Lettings Negotiator. You will have experience in a similar role, already working in the private residential property sector in Scotland.

Your Role & Responsibilities:

As Lettings Manager, you will be responsible for the full lettings cycle, ensuring a seamless experience for both landlords and tenants.

Key Responsibilities:

  • Conduct rental valuations, negotiate new tenancies and complete all legal requirements
  • Manage the rental process from initial setup to key handover
  • Maintain accurate administrative records and documentation related to lettings
  • Handle tenant enquiries and select suitable candidates
  • Ensure properties meet all legal and safety requirements
  • Liaise with contractors and tenants to arrange repairs and maintenance
  • Conduct regular property inspections and prepare reports for landlords
  • Oversee the tenant selection and vetting process
  • Generate leases and manage pre-tenancy preparations
  • Perform tenant check-out inspections and process deposit returns
  • Work closely with other departments within the business

What We’re Looking For:

  • At least 2 years of experience in Residential Lettings & Property Management
  • ARLA Level 6 (or equivalent) Scottish Residential Letting & Property Management qualification
  • Strong attention to detail and professional communication skills
  • A keen eye for selecting good tenants and sound judgment of character
  • Complete integrity and a proactive, can-do attitude
  • A full, clean UK driving licence
