Job Title: Project Quantity Surveyor - Social Housing Refurbishment (Kitchens & Bathrooms)

Job Overview:
We are seeking a highly motivated and experienced Project Quantity Surveyor to join our team, with a focus on delivering refurbishment projects within social housing schemes, specifically kitchens and bathrooms. You will be responsible for managing all aspects of cost and contractual matters, ensuring projects are completed on time and within budget while maintaining the highest standards of quality.

Key Responsibilities:

  • Pre-Contract:

    • Assist in the preparation of tender documents, cost plans, and budgets for social housing refurbishment schemes.
    • Work closely with the project manager to understand the scope of work and prepare accurate cost estimates for kitchen and bathroom refurbishments.
    • Analyze contract terms and conditions, identifying potential risks or opportunities.
  • Post-Contract:

    • Manage and monitor the financial aspects of the project, ensuring costs are controlled and within the approved budget.
    • Issue cost reports, including forecasts, final cost projections, and variation reports.
    • Conduct regular site visits to assess progress, ensure compliance with design specifications, and identify any changes or variations to the scope.
    • Provide accurate valuations for work completed, ensuring that payments are processed on time.
    • Manage subcontractor accounts, including payment applications, variations, and final accounts.
  • Project Monitoring & Reporting:

    • Maintain up-to-date records of all project costs and financial performance.
    • Prepare regular progress and cost reports for senior management and stakeholders.
    • Liaise with clients, contractors, and suppliers to ensure effective project delivery.
  • Health & Safety & Compliance:

    • Ensure all work is carried out in accordance with health and safety regulations and the company's policies.
    • Collaborate with site teams to ensure that any site-based issues are addressed promptly and efficiently.

Key Requirements:

  • Experience:

    • Proven experience as a Quantity Surveyor within social housing refurbishment, particularly kitchens and bathrooms.
    • Strong background in managing costs and budgets for refurbishment schemes.
    • Familiarity with the specific challenges of working within the social housing sector.
  • Skills:

    • Excellent communication and negotiation skills.
    • Strong analytical and problem-solving abilities.
    • Proficiency in using QS software and MS Office Suite (Excel, Word, etc.).
  • Qualifications:

    • A degree in Quantity Surveying or a related field (or equivalent experience).
    • RICS or similar professional qualification (preferred but not essential).
  • Other:

    • Strong organizational skills with the ability to manage multiple projects simultaneously.
    • Ability to work effectively within a team and independently.
    • Full UK driving license and willingness to travel to project sites.
