Lettings Manager - Leamington Spa

Our client, a well-established and leading independent Lettings and Estate Agency brand, is looking for an experienced Lettings Manager to join their busy and successful team in Leamington Spa.

The Package:
  • Basic Salary: £30,000 - £35,000 (depending on experience)
  • Fantastic Earning Potential: Competitive commission structure
  • Location: Leamington Spa
Responsibilities:
  • Business Development: Strong focus on generating new and repeat business.
  • Maximise Income: Drive the profitability of the lettings department.
  • Relationship Management: Build and maintain strong relationships with landlords and tenants.
  • Full Life Cycle Management: Manage the entire lettings process, from appraisals to move-ins and beyond.
  • Property Viewings: Liaise with tenants to arrange viewings that meet their needs.
  • Negotiations: Negotiate offers and agree on new tenancies.
  • Compliance: Ensure adherence to all regulatory standards and that the business is risk-averse.
  • Team Leadership: Lead daily meetings, coach, and train the team to meet KPIs.
  • Performance Management: Assess and monitor team member performance, including one-to-one meetings.
  • Encouragement & Development: Foster team development and career progression.
Essential Skills:
  • Full UK Driving License is essential.
  • Minimum of 2 Years' Experience: At least 2 years in residential lettings, ideally at a Senior Lettings Negotiator level or above.
  • Team Player: Able to foster a positive and collaborative team environment.
  • Strong Organisational Skills: Demonstrate excellent organisational and time management abilities.
  • Effective Communication: Proven ability to build relationships with customers, suppliers, and colleagues.
  • Business Planning: Ability to develop and execute business plans for branch success.
  • Local Market Knowledge: Monitor and assess local competitors and market conditions.
  • Lettings Legislation Knowledge: Strong understanding of residential lettings laws and compliance standards.
  • Outstanding Customer Service: A reputation for providing excellent service.
  • Self-Motivation: Ability to work on your initiative and manage high-volume workloads.
  • Good Telephone Manner: Ability to communicate effectively over the phone.
  • IT Skills: Competency with basic Microsoft packages.
  • Attention to Detail: High level of accuracy and attention to detail.
Hours of Work:
  • Monday to Friday: 09:00 to 17:30
  • 1 in 4 Saturdays: 09:00 to 14:00
