Repairs & Maintenance Manager - Surrey - Social Housing & HMO's -Hybrid (Home / Office) working - Client Side with Excellent Benefits - Social Housing Experience - £300 to £350 per day (CIS / Ltd Co) - 39 hrs pw

Working with an employer that is a registered charity, who genuinely cares about it's people and operate an open door policy up to Director and Chief Executive levels, duties for the position of Repairs & Maintenance Manager in Surrey include managing a Maintenance Supervisor and Property Maintenance Surveyor for a small but prestigious Social Housing Provider in Surrey. Being responsible for the delivery of reactive maintenance and small works through the in-house maintenance team and external contractors, ensuring works are carried out to the required standard and timescales. Monitoring and ensuring works to empty properties (Voids) are carried out within the required standard and timescales.

Additional duties for the position of Repairs & Maintenance Manager in Surrey include:

  • To be responsible for the delivery of reactive repairs and maintenance across our property portfolio through the In-house Repairs Team and external contractors, ensuring repairs are carried out to the required standard, timescales, value for money, and in accordance with any contractual, statutory, or internal requirements.
  • Monitor performance and delivery of works by the In-house Maintenance Team and external contractors which will include, but not limited to performance meetings, performance data, key performance indicators, internal standards, and contractual requirements.
  • Liaise daily with the Maintenance Supervisor and Senior Administrator, or Operatives and Administrators in their absence, to discuss and resolve any issues or problems, and monitoring resident satisfaction.
  • Liaise with the Contract and Compliance Manager on any reactive repairs and maintenance issues around mechanical, electrical, or statutory compliance, including servicing, inspections, and checks.
  • Manage the void process and ensure Asset Management void (Empty properties) responsibilities are met and delivered to the required standards, timescales, legal requirements and in accordance with the required procedures, to ensure our properties are safe and secure for residents to move into.
  • Monitor or put in place an out hours service cover either through a third-party call centre or external contractor. Ensure regular monitoring and review meetings are put in place and cover is required to meet our requirements outside non-working hours.
  • As required, arrange, and put in place pre inspections of any repairs or works to establish the cause of the problem and determine next course of action to resolve.
  • Put in place a programme of inspections and surveys across the stock portfolio, which will include, but not limited to post inspections, property checks, damp/mould/condensation inspections and stock condition surveys.
  • Be responsible for sourcing of new external contractors or lead on the procurement of any new contracts or contractual arrangements in accordance with internal or statutory requirements.
  • Ensure details on external contractors are obtained and updated at least every 12 months for our records and any new contractors meeting our requirements for an approved contractor. Also be responsible for reviewing the approved contractors list and requirements to become an approved contractor.
  • Manage and supervise staff that directly report to you and hold regular supervision and performance meetings at the required intervals

  • Have experience in delivering a reactive repairs and void service within the Housing Association or Local Authority sector.
  • Be able to demonstrate clearly where your experience meets the clients requirements.
  • Have at least 3 years’ experience of working on the client or contractors’ side in delivering reactive repairs and voids.
  • Experience in the management and supervision of staff
  • Procurement of contracts and implementing contracts
