Our client, with exclusive partnerships with luxury developers, is seeking a Lettings Portfolio Manager to take charge of their own portfolio, guide their team, and contribute significantly to shaping their investment services. This role offers a unique combination of hands-on portfolio management and team leadership.

Key Responsibilities of the Lettings Portfolio Manager:

  • Provide data-driven pricing strategies and rental valuations to optimise investor returns.
  • Deliver market insights and forecasts to assist investors in making informed decisions.
  • Negotiate rental offers between landlords and applicants, ensuring alignment with market trends.
  • Collaborate with landlords and tenants to finalise rental agreements that meet investor expectations.
  • Offer pricing guidance to the Property Management team for rent reviews and renewals.
  • Set renewal terms in line with current market conditions and landlord objectives.
  • Oversee marketing strategies for new builds, ensuring successful lettings.
  • Develop targeted marketing plans to attract high-quality tenants for newly completed units.
  • Act as the primary contact between the completions and lettings teams, ensuring seamless property transitions.
  • Facilitate communication between departments to minimise delays and enhance efficiency.
  • Assist with viewings and other lettings tasks as needed.
  • Build and maintain strong relationships with premium clients and investors.
  • Conduct research on local property markets and rental trends to provide valuable insights.
  • Analyse competitor pricing and tenant demand to refine valuation models.

Team Leadership Responsibilities:

  • Lead and mentor a small team of Lettings Negotiators, fostering a high-performance culture.
  • Provide training, guidance, and support to enhance team expertise and client service.
  • Monitor team KPIs, ensuring lettings, renewals, and service targets are met.
  • Manage team workloads, ensuring efficiency and effective task prioritisation.
  • Drive collaboration within the team, maintaining focus on delivering exceptional results.

Key Skills and Qualifications:

  • Strong analytical abilities with the skill to interpret data and provide actionable insights.
  • 3+ years of experience in property management, lettings, or real estate investment analysis.
  • Proven experience leading or mentoring a team in the lettings or property sector.
  • Excellent negotiation skills, balancing the interests of both landlords and tenants.
  • In-depth knowledge of property markets, including rental trends, valuations, and investor expectations.
  • High attention to detail with the ability to manage multiple tasks concurrently.
