About the Company:A leading construction firm based in Leeds that specialise in commercial refurbishment projects ranging from £50,000 - £25,000,000, as well as commercial and residential new builds. They are known for delivering high-quality projects that meet client needs with precision and efficiency. With a growing portfolio, they are seeking a skilled Commercial Director to join the team and drive the commercial strategy forward.

The Role:As the Commercial Director, you will be responsible for overseeing all commercial aspects of projects, ensuring financial control, and contributing to the strategic growth of the company. You will work closely with the senior management team to develop and execute the company’s commercial vision, manage key client relationships, and ensure projects are delivered on time and within budget.

Key Responsibilities:

  • Lead the commercial function across all refurbishment and new build projects, ensuring profitability and project efficiency.
  • Develop and implement commercial strategies to support business growth and client retention.
  • Oversee financial forecasting, cost control, and budgeting for all projects.
  • Manage the procurement process, including contract negotiations, tendering, and supplier relationships.
  • Review and manage contract conditions, identifying risks and ensuring compliance.
  • Work closely with project teams to monitor progress, resolve issues, and ensure financial targets are met.
  • Develop strong relationships with clients, ensuring their satisfaction and securing repeat business.
  • Provide commercial insight and advice to the senior management team on project viability and business opportunities.
  • Lead and mentor a team of quantity surveyors and commercial staff.
  • Ensure that all commercial activities align with the company’s standards, policies, and goals.

Experience & Requirements:

  • Proven experience in a Commercial Director or Senior Commercial Manager role within the construction industry.
  • Strong background in commercial refurbishment and new build projects (both residential and commercial).
  • Excellent understanding of contract law, procurement, and cost management.
  • Demonstrable experience in leading large-scale projects and delivering commercial success.
  • Strong negotiation skills and the ability to manage complex contracts.
  • Ability to work under pressure and meet tight deadlines.
  • Leadership experience, with the ability to manage and develop teams.
  • Strong financial acumen and analytical skills.
  • Exceptional communication and stakeholder management skills.
