The Role

We are looking for a Phenomenal Portfolio Manager to join our growing Lettings Team. You will manage a portfolio of residential properties, ensuring compliance with legal requirements, high standards of maintenance, and tenant satisfaction. You’ll act as the primary point of contact for landlords, tenants, and contractors, while maintaining strong relationships and resolving any issues swiftly and professionally.

Key Responsibilities:Property Management:
  • Oversee day-to-day management of residential properties
  • Coordinate repairs, maintenance, and refurbishments
  • Conduct regular property inspections for safety compliance
  • Manage gas and electricity certifications
Tenant Relations:
  • Serve as primary contact for tenant queries and concerns
  • Manage move-ins, move-outs, and inventory reports
  • Resolve tenant disputes and handle file progression from application to move-in
Landlord Relations:
  • Maintain strong relationships with landlords, offering regular updates
  • Provide financial summaries, property inspections, and market analysis
  • Advise on legal compliance, market trends, and best practices
Financial Management:
  • Oversee rent collection and manage service charges, contractor invoices, and property expenses
  • Prepare property budgets and manage arrears chasing
  • Handle rent increases, renewals, and ensure legal compliance
Void Management & End of Lease:
  • Minimise void periods through proactive marketing and tenant transitions
  • Manage deposit returns and end-of-lease inspections
Viewings & Applications:
  • Conduct property viewings and negotiate rental applications
Legal Compliance:
  • Ensure properties comply with relevant legislation
  • Stay up to date on legal changes and adjust management practices accordingly
Communication & Team Collaboration:
  • Maintain consistent communication with all stakeholders
  • Collaborate with maintenance, accounts, and lettings teams
  • Mentor junior team members and share best practices
Who We’re Looking For:
  • Strong organisational and communication skills
  • Ability to work independently and collaboratively
  • Keen eye for detail and accuracy
  • Experience in property management or a related field
  • Self-motivated with a focus on delivering high-quality customer service
Additional Information:
  • Hours: 37.5 hours per week
  • Holidays: 20 days + Bank Holidays + Christmas Closedown + 1 extra day per year for loyalty
