A Commercial and Residential Property Management company based in Leeds, are recruiting for an experienced Property Maintenance Manager to join the family-run team. You will have the ability and experience to focus on high standards and deliver results.
Our client manages a portfolio of 100+ properties, in excess of 300 tenants, including national and independent tenants, primarily located in market towns across Yorkshire.
This is a varied role working within a small team giving the opportunity to be involved in different aspects of the business.
Maintenance & Refurbishments
- Identification and management of Planned Preventative Maintenance works
- Management of ad hoc remedial maintenance works
- Management of Contractors - including ensuring we have sufficient capacity across all disciplines to carry out maintenance work in a timely and cost-effective manner
- Obtaining quotations for repairs & managing workflow produced
- Review of completed work and invoices
- Identify potential recharging to tenants through Service Charge Invoicing
- Annual residential inspections
- Annual Communal Area inspections
- Fire Safety Compliance
- Obtaining gas compliance certificates from commercial tenants
- Checking shutter servicing
Property Management Processes, Procedures and Systems
- Utilisation of Re-Leased for issuing and management of Contractor Work Orders
- Utilisation of Re-Leased for reviewing and managing maintenance and renewal of key components of buildings
- Develop Process for Planned Preventive Maintenance Activity
- Utilisation of Re-Leased for managing and maintaining Compliance Records
The ideal candidate will have the following skills and experience:
- Experience in property maintenance
- Familiar with the local area
- Fully conversant with MS Office and database style software (We use a Property Management software called Released having recently transitioned from Decorus).
- Flexible approach and be able to work well within a team environment.
- Excellent attention to detail.
- Organisation skills and ability to work on their own initiative.
- Well presented, acting as an ambassador for the business at all times.
- Enjoy working with software and work with the business to help embed Released to its full extent.
- Good Communication Skills - Written and verbal.
This role is office-based with travel to properties within the portfolio, working 9am to 5pm Monday to Friday, with the opportunity for some flexibility.
