5m New-Build apartment block in partnership with a local Housing Association
About the Project
We are seeking an experienced and motivated Site Manager to oversee the construction of a 5 million apartment block in Birmingham. This project will deliver high-quality, affordable homes in partnership with a housing association, aiming to provide modern, sustainable housing for the local community. The scheme includes circa 40-50 units and will involve working closely with local government representatives, residents, and internal teams.
Key Responsibilities
Take full ownership of day-to-day site operations, ensuring delivery on time, to budget, and to quality standards.
Manage subcontractors, suppliers, and direct labour on site, ensuring safe, efficient, and compliant delivery.
Ensure that all site activities are carried out in accordance with health, safety, and environmental legislation and company procedures.
Work collaboratively with the project team, including Quantity Surveyors, Design Managers, and the wider construction team.
Liaise regularly with representatives from the local authority and other stakeholders, maintaining strong working relationships and open communication.
Monitor construction progress and produce regular site reports for internal and client use.
Manage site logistics including deliveries, access, and waste management.
Lead site-based meetings and briefings, ensuring all team members understand the project objectives, timelines, and expectations.
Requirements
Essential:
Proven experience as a Site Manager on residential construction projects, ideally including affordable or social housing.
Track record of delivering schemes of similar value (3m-10m).
SMSTS, CSCS (Black or White card), and First Aid at Work certifications.
Strong knowledge of building regulations, NHBC/LABC standards, and health and safety compliance.
Excellent leadership, communication, and organisational skills.
Ability to effectively manage and coordinate multiple subcontractor packages simultaneously.
Competent in using digital site management tools (e.g. Field View, Viewpoint, or similar).
