Property Finance & Real Estate Analyst
Duties
Financial Modeling & Investment Appraisal
- Build detailed appraisals covering:
- Rental yields, ROI, IRR, cash-on-cash return.
- Refurb & conversion costs vs. uplift in value.
- Exit strategies & stress testing (e.g., price drops, market downturns).
- Compare funding scenarioBridging vs. Development Finance - Interest costs, term structure.
- Mezzanine & Equity - When additional funding is required.
- Investor vs. Lender Financing - Cash buyer vs. mortgage options.
Deal Flow Management
- Liaise with sourcing agents, auction houses, and off-market deal finders to receive new opportunities.

Filter and review deals to ensure they meet internal investment criteria.

Log and track all deals received, including status updates and potential buyers/lenders.
Due Diligence & Market Research

GDV Analysis - Verify pricing using comparables and market trends.

Rental Analysis - Assess current and projected rental income, yield, void risk.

Asset Management Opportunities - Identify potential rent increases, lease restructuring, or alternative uses (e.g., HMO conversion, planning uplift).

Area Research - Evaluate demographics, employment rates, transport links, regeneration projects.

Legal & Title Checks - Spot potential restrictions, covenants, or ownership complexities.
Finance Assessment & Lender Engagement

Assess whether deals fit lender criteria for:

Bridging finance (loan size, LTV, exit strategy).

Development finance (LTGDV, build cost, contingency).
-
Commercial finance (debt-service coverage ratios, lease lengths).

Liaise with lenders to find suitable funding structures for investors.

Run sensitivity analysis on finance options (interest rate impact, delays).
Investor & Lender Relationship Management
- Maintain an active database of investors with their criteria and funding capacity.
- Pro actively reach out to investors with suitable deals.
- Engage lenders regularly to track rate changes, new criteria, and lending appetite.
- Arrange introductions between investors and funders where required.
