Responsible for responding to & liaising with tenants; advising & communicating with landlords; and organising maintenance contractors Proactively manage new & ongoing repairs, as well as full refurbishments? Professionally and diligently ensuring all legal obligations are up-to-date and accurate.Detailed job description·Covering Liverpool, Wirral, Sefton, Cheshire, and surrounding areas as and when necessary·The main function of this particular role is to carry out mid-term inspections on the managed properties, including arranging all maintenance works related to them.·Carrying out mid-term property inspections; producing digital reports; and communicating advice & recommendations to landlords & tenants, to ensure that managed properties/tenancies are compliant with relevant legislation and are in a sound condition·Providing effective communication with landlords, tenants, and contractors via inbound/outbound telephone calls, emails, and post·Participating in liaison with other internal departments to ensure the effective sharing of relevant information·Creating, designing, and implementing new & improved organisational systems to increase efficacy, efficiency, motivation, and profitability·Accurately logging & reporting business mileageThis is NOT a staff management role - it’s the management of properties & tenancies rather than staff membersThe wider job role will also include:
- Creating & agreeing move-in and move-out inventories to accurately record the condition of properties both before and after tenancies
- Serving legal notices on tenants/occupants and subsequent enforcement of legislation to regain possession of properties and/or increase rent amounts
- Inviting & administering new tenancy agreements, protecting deposits, and completing all relevant legislation for new and renewing tenancies
