Job Title: Contracts Manager

Job Overview: The Contracts Manager will play a pivotal role in leading and managing a team of Managers, Supervisors, and Tradespeople responsible for delivering high-quality reactive repairs and maintenance services. This role is integral to ensuring that our client's properties and commercial premises meet the required housing and quality standards while maintaining financial strength and maximizing resident satisfaction. The successful candidate will ensure that the service is commercially focused, efficient, and aligned with key performance indicators.

Key Responsibilities:

  1. Leadership & Team Management:

    • Lead and manage a team of Managers, Supervisors, and Trades staff to ensure the efficient delivery of reactive repairs and maintenance services.

    • Provide clear direction, set objectives, and drive performance to achieve business goals and key performance indicators.

    • Foster a collaborative and high-performance culture within the team, promoting continuous improvement and professional development.

  2. Service Delivery & Operational Excellence:

    • Oversee the day-to-day management of repair and maintenance services, ensuring timely and cost-effective solutions.

    • Implement and uphold best practices to ensure the highest quality of work, minimizing defects and rework.

    • Ensure the team adheres to all health and safety regulations, industry standards, and company policies.

    • Develop and maintain procedures for responding quickly and effectively to complaints and service requests from residents and stakeholders.

  3. Stakeholder & Client Relationship Management:

    • Build and maintain strong relationships with key stakeholders, including clients, contractors, and residents.

    • Act as the primary point of contact for escalations, including complex complaints, disrepairs, and Environmental Health Notices (EHN).

    • Champion the company's values and standards, ensuring a positive reputation and high levels of customer satisfaction.

  4. Financial & Budgetary Control:

    • Effectively manage a maintenance budget, authorizing expenditures within agreed levels.

    • Drive cost-efficiency initiatives while maintaining high service quality and compliance with contractual obligations.

    • Monitor and report on financial performance, ensuring that all projects align with financial objectives and constraints.

  5. Performance Monitoring & Compliance:

    • Ensure that all repair and maintenance activities meet the client's business objectives, service level agreements (SLAs), and quality standards.

    • Implement key performance monitoring systems and ensure adherence to targets related to turnaround times, customer satisfaction, and compliance.

    • Regularly review and analyze data to identify trends, areas for improvement, and opportunities for innovation.

Qualifications & Experience:

  • Proven experience in a Contracts Manager or similar leadership role within the construction, housing maintenance, or property management sector.

  • Strong background in reactive repairs and maintenance within residential or commercial property settings.

  • Demonstrable experience in managing teams, delivering projects to budget, and driving performance improvements.

  • Excellent stakeholder management and negotiation skills.

  • Strong understanding of health and safety regulations and compliance requirements.

  • Financial acumen with experience in budget management and cost control.

  • Ability to work under pressure, solve problems, and make informed decisions.

  • Full UK driving license (as travel across Cumbria and the North East is required).

Desirable:

  • Relevant qualifications in Construction Management, Property Maintenance, or a related field.

  • Experience working within a framework agreement.

  • Knowledge of housing legislation and regulatory requirements.
