Your new role
Our client is seeking an experienced Procurement Manager to oversee the procurement process for Build to Rent Apartments and Student Accommodation projects, with a focus on projects valued up to 60 million. The ideal candidate will be responsible for managing the procurement of all building materials, negotiating with key suppliers, and implementing cost-effective procurement strategies across their portfolio of projects. You will work closely with the Board of Directors to drive efficiencies, ensure budget compliance, and enhance procurement processes.
Responsibilities will include:
- Manage Procurement of Building Materials: Oversee procurement for Build to Rent and Student Accommodation projects, with a budget of up to 60 million.
- Develop Design Brief Documentation: Collaborate with the design team to ensure procurement specifications align with project requirements.
- Evaluate and Propose Alternatives: Review existing material specifications and proactively propose cost-effective alternatives to maximize project efficiencies.
- Negotiate Sole Supply Agreements: Establish exclusive supply agreements with key manufacturers and suppliers to ensure favorable terms.
- Negotiate Rebate Agreements: Negotiate and manage rebate agreements with key supply chain partners.
- Provide Rebate Forecasts: Regularly forecast and report on rebate agreements, ensuring accurate budgeting and cost control.
- Create and Implement Procurement Systems: Develop and manage a new purchase order procurement system using Word and Excel to streamline processes and ensure accuracy.
- Provide Procurement Reports: Regularly prepare and present procurement reports to the Board of Directors to keep them informed on procurement progress and financial forecasts.
- Process Site Requisitions: Efficiently manage site requisitions, ensuring that materials are sourced and delivered as needed.
- Forecast Budget vs Actual Cost: Produce detailed cost reports comparing forecasted budget versus actual spend to ensure financial targets are met.
What you will need to succeed:
- Proven experience in procurement management, preferably within construction, property development, or a similar industry.
- Strong negotiation skills with experience in securing sole supply and rebate agreements.
- Advanced proficiency in Microsoft Word and Excel for reporting and system creation.
- Ability to evaluate existing material specifications and propose alternative solutions that maximize efficiency and reduce costs.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
- Excellent communication skills, with the ability to work collaboratively across teams.
- A proactive approach to problem-solving and an ability to manage and prioritize competing demands.
- A background in procurement management for large-scale projects, particularly Build to Rent or Student Accommodation developments, is highly desirable.
