- Act as the primary point of contact for residents, addressing concerns, queries, and maintenance requests promptly.
- Foster a welcoming and community-focused environment within the blocks.
- Conduct regular property inspections, ensuring cleanliness, safety, and compliance.
- Schedule and oversee maintenance, repairs, and vendor/contractor activities.
- Ensure compliance with health, safety, fire regulations, and conduct regular risk assessments.
- Manage budgets, monitor expenses, and prepare financial reports.
- Lead the Section 20 Consultation process for major works.
- Maintain accurate records of operations, resident communications, and compliance.
- Attend, chair, and minute AGMs, circulating agendas and minutes within required timelines.
- Efficiently manage incoming communications and CRM systems (e.g., Blocks Online).
- Proven experience in property/block management.
- Strong knowledge of UK property laws and compliance, including BSA and Section 20 processes.
- Excellent communication, organisational, and problem-solving skills.
- Experience generating and growing new business opportunities.
- Demonstrated ability to exceed KPIs while delivering outstanding customer service.
- Full UK driving license.
