Kenny Recruit have partnered with a fast growing, ambitious, national, high quality student accommodation provider, to find a Property Manager. Our client focuses on acquiring, developing, letting and managing student houses. Moving from a start up to a scale up, our client recognises that the quality of student accommodation and the service that students are provided with, can make or break a whole experience. Their approach is to mix top class service with hotel standard accommodation.

Our client has rapidly grown in their first few years and are now a leading provider of luxury student accommodation. We are looking for a driven, focused and diverse Property Manager. Ideally, you will have former property management experience, especially experience of working with high volumes of properties. If you have previously worked with students, then this is a bonus. You will manage the portfolio of over 250 properties and deliver exceptional customer service. The role will be supported by an in house multi skilled Maintenance Manager to carry out works and the senior management team who will provide operational direction, but the day-to-day management of the properties and tenants will be carried out by you.

Pay: £25,000 - £30,000 per annum (dependant on experience)

Location: Liverpool - 5 days per week in the office

Working hours: 8am - 5pm

Responsibilities:

  • Working alongside maintenance department to ensure properties are kept up to brand standard. Dealing with maintenance emergencies, required quoted works, planned maintenance.
  • Where necessary, organise external contractors. Making sure contractor payments align with company invoicing policy.
  • Managing a large portfolio of properties; quarterly maintenance inspections, dealing with tenant and guarantor queries, identifying asset improvements.
  • Ensuring the on boarding of new properties from the development team is seamless.
  • Maintaining good tenant relations from move-in to move-out dates. Working with Senior Management on customer satisfaction surveys and feedback.
  • Maintain 100% HMO compliance across the portfolio for the year, including instructing and managing compliance contractors, updating CRM system with relevant certification.
  • Proactively organising the summer handover of properties including cleaning tender, organising summer staff, inventories and check ins.
  • As the face of the business, you will have day-to-day responsibility for delivering good customer service with a target of striving for 5* customer reviews.
  • Proactively look to streamline maintenance reporting systems.
  • Property and tenant administration; dealing with council tax, assisting the operations team with utilities.
  • Work closely with the accounts team to advise on tenant payments.
  • General office administration in relation to managing the properties, including managing key audits and other tasks.

Requirements:

  • You must be extremely organised and accurate with a keen eye for detail.
  • Previous experience of compliance or general knowledge would be desirable.
  • Ideally working in property management.
  • Must be able to work effectively in a team - good communication skills are vital.
  • Excellent time management skills.
  • Be a self-starter who can hit the ground running.
  • Confident and approachable
