As an experienced property lettings and management company, we are proud to develop high quality homes in safe and attractive locations across the North West. We look after our properties from design to delivery and are continually improving to ensure that our homes, whether student or privately rented continually exceed expectations.
Reporting directly to the Student Operations Manager, we are now looking to recruit a Property Manager for our Liverpool city centre student based sites. Key aspects of this exciting and challenging role include:
TENANT MANAGEMENT
Resident screening: conducting background checks, credit checks.
Tenancy Agreements: preparing, negotiating and enforcing tenancy agreements.
Arrange moving in dates, providing keys, handover.
Rent collection: ensuring rent is paid, managing late fees and addressing any payment issues.
Debt management and escalation as necessary.
Collect meter readings on arrival.
Tenancy completion: apartment inspection, keys returned, any damages noted to tenant and claimed via DPS.
Responding to building specific emails and telephone calls, managing expectations and providing appropriate response.
Logging any maintenance issues via Fixflo.
PROPERTY MAINTENANCE
Overseeing routine maintenance and repairs, ensuring that properties are well maintained and in good condition.
Inspections: conducting regular property inspections to identify maintenance needs and ensure compliance with safety standards.
FINANCIAL MANAGEMENT
Developing and managing a property budget, including operating expenses and capital improvements.
Preparing financial reports for Property Manager and Operations Manager.
MARKETING
To liaise with the sales team to develop marketing strategies to attract potential tenants, including online listings, open houses and advertising.
Showing properties: conducting property tours for prospective tenants and addressing their enquiries.
Managing tenancy renewals and negotiating terms with existing tenants.
LEGAL COMPLIANCE
Ensuring that the properties comply with all legal legislation.
Managing the eviction process when necessary, including filing legal documents and representing the property owner in Court.
COMMUNICATION & CUSTOMER SERVICE
Resident relations: serving as a primary point of contact for residents, addressing their concerns and fostering positive relationships.
Keeping PRS and Operations Managers informed about property performance, tenant issues and maintenance needs.
SAFETY PROTOCOLS:
Implementing and ensuring all safety measures and emergency procedures to protect tenants and property are in place.
FACILITIES MANAGEMENT
DAILY
To ensure that all walkways/fire escape routes are free from obstructions.
To ensure fire and brick lights are active.
To ensure all fire gates are closed and door closures fully operational.
To ensure all walkways/escape routes adequately lit.
To ensure no trip hazards present. This includes general maintenance for carpets, etc.
To ensure that all fire extinguishers are wall mounted and in pressure.
To ensure all health and safety and fire signage is clearly displayed.
To ensure all riser cupboards are locked.
To walk perimeter/litter pick.
To ensure communal areas are clear of combustible materials.
To ensure foyer/parcel area is tidy.
Ensure bin store is tidy.
WEEKLY
To ensure that weekly fire alarm records are up to date.
To ensure weekly legionella testing records are up to date.
MONTHLY
To complete monthly meter reads and submit to energy supplier.
To ensure emergency lights testing records are up to date.QUALIFICATIONS & EXPERIENCE
Demonstrable experience in student property management is crucial to this role, in addition to:
- Great IT skills: Excel, Word, Outlook
- Previous experience working with booking software
- Previous experience in hospitality/lettings
- Excellent verbal and written communication skills
- A mature, positive attitude
- Professional presentation
- Ability to provide excellent customer services to clients and colleagues alike
- Ability to work in a fast-paced environment.
SALARY
£28,000.00-£30,000.00 plus bonus
WORKING HOURS
40 hours per week (Monday-Friday)/shift pattern
