Senior Property and Service Charge Accountant - Real Estate Asset Management. OUR CLIENT is an asset and estate management arm of a successful entrepreneurial real estate investor and developer with a vision for transforming assets. One such project is a sizeable and thriving iconic landmark site and our Client has instructed us to help them appoint an experienced Property andService Charge Accountant to oversee all aspects of the service charge accounting function, to implement and review best practice processes and ensure accurate and clear documentation is maintained at all times.

THE ROLE RESPONSIBILITIES for the Senior Property and Service Charge Accountant will include:

Service Charge

  • Preparing and reviewing quarterly service charge accounts.
  • Preparing and overseeing the year end service charge reconciliation.
  • Setting up and managing tenant apportionments.
  • Billing and charging tenants balancing charges or credits.
  • Reviewing and assisting with new budgets and end of year commentaries.

Charges and Rents

  • Producing / Reviewing Completion Statements as and when required.
  • Ensuring Property Rents are paid over promptly.
  • Ensuring Funding Requests are submitted promptly.
  • Ensuring the tenant ledgers are accurately maintained.

Treasury

  • Overseeing the Treasury function.
  • Producing / Reviewing Bank Reconciliations and making supplier payments (BACS / EFT).

Reporting

  • Preparing / Reviewing month end reporting.
  • Ensuring expense journals are processed accurately and promptly.
  • Overseeing the supporting documentation packs.
  • Reviewing / Reconciling the Cash Balances held each month.
  • Preparing the Arrears Report.

Annual Budgeting and Year End

  • Preparing / Overseeing periodic budget variance analysis reports and multiple budget year end reconciliations.
  • Void Cost Budgets /Funding / Reconciliation (Voids units / CAPS).

Data Management & Governance

  • Maintaining accurate property and lease information on the database.
  • Liaising with the database provider and develop the software for the benefit.
  • Assisting the PMA with Internal Audit planning / review.
  • Completing the Quarterly VAT / CIS returns to HMRC.
  • Additionally, the role involves suggesting, promoting, and implementing systems and reporting improvements, enhancing management information, and strengthening financial controls / processes.

THE PERSON and SKILLS REQUIREMENTS for the Senior Property and Service Charge Accountant role:

  • A qualified or QBE accountant with experience gained in property development, asset and/or estates management.
  • Preferably, a degree educated or a minimum of 2 "A" level (or equivalent) passes at Grade C or higher with the subjects including at least 1 demanding high levels of written and/or numeric fluency as a pre-requisite.
  • Solid knowledge of property accounting systems such as YARDI / MRI / QUBE / TRAMPS or similar and strong Excel skills.
  • Knowledge of RICS regulations, CIS and VAT statutory requirements is essential.
  • Detailed knowledge of Service Charge and RICS audit processes is essential.
  • Strong written and verbal communication skills, enabling effective interaction with clients, colleagues, and stakeholders at all levels.
  • Effective problem-solving skills, with the ability to identify issues, propose solutions, and make informed decisions within established guidelines.
  • Meticulous attention to detail, ensuring accurate processing of invoices, financial records, and client accounts.
  • Excellent organisational and time management abilities, with the capacity to prioritize tasks and meet deadlines in a fast-paced environment.
  • Normally be site based for at least 3-4 days per week.
