Role Overview

As the Construction Director, you will take a strategic leadership role in overseeing multiple fit-out projects from inception to completion. Your expertise will ensure that all construction activities are executed to the highest standards, on time, and within budget. You will be responsible for fostering strong relationships with clients and project teams while driving operational excellence throughout the construction process.

Key Responsibilities:

General Management:

- Build and maintain strong relationships with clients, project teams, and stakeholders.

- Ensure all aspects of the construction process are completed satisfactorily, adhering to timelines and budget constraints while maintaining the highest quality standards.

- Deliver outstanding project outcome

- Oversee multiple contracts simultaneously, managing projects at varying stages of development.

- Liaise effectively with construction teams, Project Managers, landlords, and clients to facilitate seamless project execution.

- Lead, mentor, and manage Project Managers and project teams across all assigned projects.

- Monitor and oversee all aspects of the build process, ensuring adherence to quality standards on-site.

Pre-Contract Responsibilities:

- Lead and support precontract team with pre-contract activities

- Produce detailed budgets from cost analyses, master programmes, and executive summaries.

- Manage the submission of landlord packs and ensure all aspects of Health & Safety plans are covered.

- Handle planning applications and test costs with subcontractors.

- Address all contractual issues and prepare comprehensive contract packs.

Health & Safety:

- Uphold and maintain high site setup standards at all times.

- Ensure compliance with all statutory Health & Safety regulations in collaboration with the Group Health & Safety Manager.

Financial Management:

- Oversee tendering, negotiation, and procurement of all trade packages to secure the most cost-effective solutions.

- Manage project budgets, ensuring strict budget control throughout the contract lifecycle.

- Prepare project cash flow forecasts, maintaining positive cash flow on all projects.

- Provide weekly financial statements to clients, ensuring transparency and accountability.

- Drive improvements in gross profit on contracts, reporting updates to the Directors.

- Control debtors and facilitate timely payments ahead of due dates, while mitigating overspends.

- Ensure final accounts are agreed upon at practical completion.

Qualifications:

- Bachelor's degree in Construction Management, Civil Engineering, or a related field; a Master's degree is advantageous.

- Extensive experience (10+ years) in construction management, particularly within the D&B commercial fit-out sector.

- Proven track record of successfully managing multiple projects from initiation to completion.

- Strong leadership and interpersonal skills, with the ability to inspire and develop teams.

- Solid financial acumen and experience in budgeting and cost management.

- In-depth knowledge of health and safety regulations and compliance requirements.

- Proficiency in construction management software and systems.
