Job description

Ridgeway and co are partnering with a leading residential contractor in their search for a Design Manager located in London paying up to £370 per day.

Key Responsibilities

  1. Tender and Bid Stage Involvement:

    • Collaborate with estimating and commercial teams in a deep-dive analysis of each project to thoroughly understand its structure, risks, and opportunities.
    • Conduct detailed investigations into key packages and identify opportunities for value engineering (VE) to optimize costs without compromising quality.
    • Provide critical inputs for tender documents, ensuring that all potential issues, pathways, and value opportunities are explored.
  2. Information and Communication Management:

    • Act as a central hub for information, ensuring smooth and efficient flow between clients, consultants, subcontractors, and internal teams.
    • Lead on framework schemes, ensuring design elements align with client expectations and project specifications.
  3. Transition from Tender to On-Site Construction:

    • Oversee projects as they move from the tender and bidding phase to detailed design, contract award, and construction phases.
    • Ensure that all design elements are effectively implemented on-site, coordinating closely with the project manager, site delivery teams, and subcontractors.
  4. Change Management and Compliance:

    • Manage Requests for Information (RFIs), handle changes, and oversee the implementation of Construction Design and Management (CDM) regulations.
    • Coordinate the full scope of compliance activities through the construction and handover phases, ensuring all regulatory standards are met.
  5. On-Site Implementation and Project Handover:

    • Work closely with site teams to ensure that design plans are implemented accurately and efficiently.
    • Take part in the final handover and commissioning stages to confirm that the project aligns with client expectations and specifications.

Ideal Candidate Profile

The ideal candidate for this role will likely have:

  • Experience working with a Tier 1 or major regional contractor on projects over £10 million.
  • A background in both Design and Build (D&B) projects and experience with framework negotiations.
  • Strong attention to detail, organizational skills, and the ability to identify potential issues and value opportunities.
  • Excellent communication skills to manage diverse stakeholders and ensure the smooth progression of projects.
