Design Manager Main Contractor Residential

Permanent: Up to £90,000 + Package

Site Based: North West London

We are currently searching for a Design Manager for a highly successful Main Contractor who specialise in the residential sector. They have a very healthy pipeline of over £1bn of works coming into 2025, all within the South East region. Their projects generally range from £30m to £150m and are mid/high rise RC Frame builds.

The project you would be involved with initially is a £30m, 100-unit Build to Rent scheme which will encompass retail units on the ground floor.

As Design Manager you will be required to:

  • Coordination of Design Process: Overseeing the work of architects, engineers, and other design consultants, ensuring that their designs are aligned with project specifications and are delivered on time.
  • Liaison Between Stakeholders: Acting as the main point of contact between the design team, client, and construction team, facilitating communication and ensuring all parties are informed of project progress and changes.
  • Design Compliance and Review: Ensuring designs meet all regulatory, safety, and environmental standards. This includes reviewing design documents to ensure they comply with statutory requirements, local building codes, and company guidelines.
  • Risk Management: Identifying potential design risks early in the project and implementing mitigation strategies to avoid delays or budget overruns.
  • Budget and Value Engineering: Working closely with the commercial and construction teams to align the design with the project's financial constraints, often through value engineering exercises to optimise cost-efficiency without compromising on quality.
  • Programme Management: Establishing and maintaining the design programme, ensuring that milestones are met to allow construction to proceed according to schedule.
  • Change Management: Managing design changes during the construction phase, assessing the impact on time, cost, and quality, and ensuring that these changes are communicated to all relevant parties.
  • Quality Assurance: Implementing quality control processes to ensure that design outputs are consistent with the original project intent and meet the required standards of workmanship.

Required:

  • 8 + Years working as a Design Manager for Main Contractors.
  • Strong knowledge of building regulations, safety standards (like CDM regulations), and sustainability practices (BREEAM, LEED).
  • Proven experience managing design teams, delivering projects on time and within budget, and coordinating with multiple stakeholders.
  • Residential project experience is essential.
