We at the City and Capital group are pleased to be representing a highly respected and fast growing investment house and commercial property finance lender who have been operating with great success in the space since 2006.
Our client offer a range of property loans designed for commercial borrowers, such as professional landlords/property investors and property developers. Such clients have access to up to £50m+ in funding for short term property loans such as bridging finance and development exits, as well as access to commercial term & BTL products to support landlord portfolio growth.
Due to their innovative range of loans and a solution based approach to lending they are growing at an incredible rate. They are targeting a £3.5bn loan book in due course, which will be driven by c£2bn in new lending in the current financial year.
Due to this it is imperative that they identify and appoint a new team member to their Loan Management team to assist with critical activity driving retention and new lending from the exiting loan book.
Relationship Manager
This is a new role created in advance of further growth and internal promotions.
The arriving RM will purely focus on existing borrowers and will inherit a portfolio of accounts to manage, nurture and grow over time.
This activity is currently shared amongst the loan management and loan servicing specialists, however due to the growth of the loan book, and requirements of borrowers, our client are keen to identify and onboard and experienced individual who will become the focussed point of contact for borrowers active with our client.
You will ultimately be responsible for ensuring that our clients borrowers receive the best possible service throughout the lifecycle of their loans or longer term relationships with our client. The principle goal will be to work closely with the loan management team to understand loan positions and to support borrowers wherever required, and certainly at critical points of the loan cycle.
You will be supplied with regular reports and updates on loan performance and requirements, and will guide borrowers wherever needed to support them with their needs.
This can be anything simple, such as answering queries and handling day to day questions and issues borrowers may have, ranging through to aspects such as identifying and engaging with new lending opportunities and working with customers who may be struggling to meet the covenants of their loans, or to understand the best exit for them from their larger property projects.
For example, you may work with a bridging client who needs an exit to a BTL term loan or a client that may be finalising a larger development project and requires a bridging loan to exit that. These are just a couple of examples of the lending you can support, with the ultimate benefit of retaining that borrower for the long term with our client.
All borrowers are commercial entities or property professionals with the most common format for borrowing being via an SPV. So you will not be dealing with consumers, rather experienced real estate specialists.
Due to the above the ideal individual for this role will be a confident real estate/property finance specialist with a strong track background in commercial property lending and relationship management. You will have a good technical knowledge of deal structures and will be confident in guiding borrowers throughout the life cycle of commercial property loans and will be equally confident in assisting them where loans are not performing.
In addition you will be confident when assessing loan/borrower positions to advise and guide on loan restructuring or new borrowing, be that to support loans that are coming to the ends of the term, or by identifying different property projects that our client could support, from the existing borrower portfolio. You will be focussed on customer satisfaction, loan success, new lending requirements and nurturing and growing these relationships for the long term.
As this is a new role created our client are willing to pay a competitive basic salary, which will be relevant to the experience of the ideal individual. The role has been benchmarked at between c£55k - £75k basic salary, though higher offers would be considered for exceptional experience. So if this is the case, just make that clear and I can set relevant expectations.
This role will also be complemented by your own bespoke bonus structure that will assist with increasing earnings substantially, based on success.
A six figure OTE would be more than achievable in this role, and as uncapped, will be driven by your success.
Most notably, as this is a new role created in a department that is growing very quickly, it is expected that as the portfolio grows, so will the relationship management team. This is most likely to be individuals junior to you, so the opportunity to step up and take on more senior responsibilities or leadership is very relevant, so the last thing to note is that our client are actively looking for ambitious/confident individuals who feel that they can step up and deliver this, once excellent performance is delivered.
This role will be based in our clients lovely Mayfair or Victoria offices, though please note you must be happy to travel to meet with borrowers or professional partners from time to time.
