Who We Are

Neptune Operations Limited, a subsidiary owned by Galliard Homes and managed by Sable Capital, are mobilising the Neptune Wharf Build-to-Rent team, responsible for 139 high specification furnished apartments, as well as a variety of carefully curated amenity spaces for residents to use.

The Neptune Wharf development, based in Deptford, offers a total of 199 residential units split across Build-to-Rent, Open Market Sales, and affordable accommodation. There is a further 19,000 square feet of commercial space across multiple units that will help activate the streetscape, as well as direct frontage onto 17 acres of beautiful tree-lined park.

The Position

We are looking for an experienced, enthusiastic Building Manager to head up the on site Build-to-Rent team and assume responsibility for delivering the overall operating strategy.

The role is based full-time within the development, with overall operational accountability for the building and its staff. Critical components of the role include building the Neptune Wharf BTR brand and community, supporting leasing activities during peak periods, and identifying opportunities to maximise net operating income.

The Building Manager will be responsible for, but not limited to, the following duties:

  • Daily site inspections to ensure all external and internal communal areas are presented both to the highest standard and in compliance with internal policy and H&S/regulatory guidelines. Proactively resolve exceptions through works instruction to either on site Maintenance Manager or appropriate third-party suppliers
  • Manage and support the Leasing Manager in the delivery of lease-up and renewal targets. Subject to activity levels, this will require playing a significant role in all aspects of the leasing cycle, including enquiry management, apartment viewings, referencing, right-to-rent checks, deposit certification, document processing, apartment move-ins and check-outs.
  • Oversee an effectively resourced apartment turnaround process, including check-out reports, schedule of cleaning, repair and maintenance and deposit management.
  • Ensure smooth running of key operational BTR functions, including amenity areas, parcel room, security and CCTV, key and fob control, car park, cycle storage and void apartment inventory.
  • Participate in the planning, co-ordination, and execution of remedial works from small scale apartment snagging/warranty items to larger defect and project works.
  • Identify and resolve issues and incidents whether involving residents, the wider public, aftercare providers, suppliers, or team members.
  • Constantly identify, evaluate, and implement opportunities and strategies to maximise net operating income whether through revenue optimisation or cost management.
  • Spearhead exceptional customer service to elevate the Neptune Wharf BTR brand, boosting resident satisfaction, renewal rates and review ratings.
  • Craft and execute resident engagement strategies and events to foster a vibrant community, leveraging various channels for effective communication and brand enhancement.
  • Assist in accounting and reporting tasks by managing resident accounts, overseeing rent collection, credit control, and expense monitoring.
  • Perform clerical work related to void costs, compile KPI tracker reports, and complete various financial and administrative tasks to aid management reporting.
  • Conduct regular checks on property management systems, enforce compliance with statutory legislation regarding Health & Safety, Fire Safety, and environmental regulations, and maintain robust security and emergency procedures.

The Person

The Building Manager will be able to meet the following criteria:

Essential:

  • Previous experience in a similar role, with a minimum of two years working as a Building Manager or equivalent, preferably gained in a 150+ apartment scheme in either the residential, student accommodation, healthcare, or hospitality sector.
  • Demonstrable knowledge of the residential leasing cycle including documentation (ASTs) and current legislative requirements.
  • Genuine passion for delivering high levels of customer service.
  • Good standard of H&S, Fire, environmental and M&E services knowledge.
  • Proficient in using Microsoft Office applications, including Excel, PowerPoint, Word, Outlook, and Teams.
  • Excellent written and verbal communication skills coupled with strong interpersonal skills.
  • Confident, proactive, and highly organised with excellent attention to detail and accuracy.
  • Willingness to respond to emergencies outside normal working hours.

Desirable:

  • IRPM / ARLA qualifications.
  • Previous experience of property management and resident communication systems used in BTR operations (leasing, parcel management, maintenance requests, other resident app functions).
  • Familiarity with posting and promoting on key social media channels to support marketing strategy.

The Employment Details

  • Basic salary of 60k - 65k.
  • 20 days annual leave plus bank holidays.

  • 40 hours per week, to include some early evening working.
