Our client is seeking a full-time Caretaker to join their team based in a residential site in West London.

Hours - 4 on 4 off 7am until 7pm

Salary - £28,000 per annum

Responsibilities:

  • Deal with day-to-day enquiries and problems from residents and visitors by either direct response or forwarding to the Assistant Development Manager
  • Welcome contractors onto site, consider the implications of their brief and use initiative to progress the smooth flow of the project and avoid unnecessary pitfalls and delays inclusive of all health and safety implications. Monitor their efficiency and performance to agreed specifications details of which should be provided.
  • Daily checks on important areas: e.g. toilets, site tidiness, lifts, stairways, lighting, security, parking, refuse areas, fire alarms smoke detectors, bin stores - Complete daily clean of all internal communal areas.
  • Ensure that all communal bins are presented at the relevant point and correct time for collection by the local authority and are returned to the bin store in a timely manner following collection
  • Ensure all internal and external communal areas of the development are kept clear, safe, clean, and free of litter
  • Ensure all alarms, smoke detectors and emergency lights are checked regularly within your work area. Emergency lighting to be checked and noted at any power off/failure opportunity at 30 minute intervals
  • Ensure fire procedure is clearly displayed in all relevant areas. Conduct regular checks of fire alarm systems in accordance with health and safety guidelines
  • Ensure replacement of all defective light bulbs, switches, tubes, etc and carry out any minor repairs possible(when identified as part of the daily checks).
  • Report any repairs required that cannot be dealt with on site to the Assistant Development Manager when identified as part of the daily checks and also maintain an on site log of all repairs due and completed
  • Keep records listing incidents, accidents, problems and observations. Keep detailed records of all works undertaken on site including lifts and fire alarm servicing reports
  • Monitor the use and storage of all janitorial and cleaning materials in use at the development, and order new stocks as required
  • To be prepared to attend any training courses such as Health & Safety awareness, etc.
  • To perform a general overseeing role, in areas such as car parking, pets, site care, security, recycling and general site "policing".
  • To liaise with the residents
  • Undertake any other duties as appropriate and as requested by the Estate Manager
  • To take electric & water meter readings upon request - Any other reasonable request from management

Technical skills:

  • Minimum of two years' experience in an Estate operative position
  • Understanding of Health and Safety regulations including COSHH and safe use of ladders
  • Confidence with the use of cleaning equipment and cleaning chemicals
  • Confident, polite and courteous communicator with the ability to build and maintain strong relationships
  • Exceptional customer service experience, with the ability to work multi-task, prioritise and manage Various task simultaneously

Personal effectiveness

This role will require the ability to work under pressure, having to execute and deliver multiple items based on strict deadlines. This person should thrive on responsibility, being trusted to undertake a variety of roles, plan methodically and work unsupervised.

The accuracy and organisation of the tasks under their control means this person needs to have an excellent eye for detail and willingness to ensure the company always delivers on its promises. As a key member of the team this candidate should have the ability to react to the day's events in an effective, positive and consistent manner.

They should be a good communicator and have no problem liaising with different members of the team and coordinating them to get the job done. They should be willing to participate fully in the overall running of the businesses operations, problem solving where necessary and assisting with projects as needed
