Purpose of the Role

Carrying out reactive and PPM repairs as part of the onsite team at a residential building consisting of 186 apartments in a build to rent development in Colindale, NW9.

Ensuring repairs are completed in a reasonable time frame to provide resident satisfaction.

Assisting the Resident Services Manager in ensuring the building is compliant by undertaker the relevant testing regimes.

Key Responsibilities

Maintenance Operative’s Main Duties:

  • Painting and decorating – as this will be one of the main tasks we would expect an MO to cover, we require a good level of experience
  • General maintenance, for example tightening loose screws, fixing signage, sticking carpet edges, sweeping and clearing etc.
  • Basic carpentry work
  • Basic hardscaping e.g. re-bedding, or replacing paving stones and flagstones
  • Weekly flushing of infrequently used outlets
  • Use of stepladders and ladders (for short duration work only)
  • Replacing lightbulbs
  • Replacing domestic appliances plug fuses
  • Void management checks
  • Fire Door checks, Emergency Lighting Tests, Bell Testing etc.
  • Drainage works
  • Tiling
  • Reglazing at ground floor level
  • Joinery – boarding up broken windows
  • Use of basic hand tools and power tools which have been provided by Savills

The role of a Maintenance Operative is wide ranging and varied

This list is not exhaustive, and it is acknowledged that site requirements will vary.

Skills, Knowledge and Experience

Proven experience as a handyman/decorator or similar role

Strong interpersonal skills

Proactive and dynamic taking ownership of all of core duties

Accuracy and attention to detail

Excellent communication skills displaying sensitivities to and understanding of residents’ need

Ability to handle multiple tasks

Competent in using, Word and Outlook

Flexible and cooperative at all times, working as a member of a Team

Understanding the importance of achieving deadlines and ensuring quality output

Use initiative and take responsibility for providing solutions

To ensure confidentiality and security of all business, client and customer documentation/information

Well-groomed and of smart appearance

Dynamic approach, problem solving, well organized and ability to work well under pressure

Working Hours - 5 over 7 days – 7am-7pm. (Shift pattern within that time frame).

Salary - Up to £34,000 (Up to 10% discretionary bonus)
