Our client is recruting for a Building Manager to join their team, based in a high-end residential development in SE1.

Salary - £60,000 per annum ( depending on experience ) Hours - Monday to Friday 9am until 5pm

OverallTo be responsible in conjunction with the Managing Agent for the on-site management of the building and the company's employees, overseeing the day-to-day operations, ensuring that all services and activities are carried out efficiently, and meeting the standards and requirements of the company and its residents. The role will entail supervision of staff, contractors and other users of the buildings to ensure an exceptional quality of management is provided, commensurate within the leases and the management agreement signed.

General

  • Be the first point of contact for residents, liaising with them on a day-to-day basis and ensuring that issues which are raised are addressed expeditiously and with courtesy
  • Keep residents informed, and prepare and circulate clear and timely explanations of what is going on in the building
  • Manage day-to-day concerns and complaints
  • Completion of thorough monthly inspection reports and audit of interim inspection reports as and whererequired.
  • Effective cost and control review of expenditure and accounts, including setting of service charges and presenting accounts and monthly budget reviews.
  • Respond to emergency calls from residents and take appropriate action
  • Lead, manage, motivate and organise the on-site staff to ensure the highest standards of customer service - both those who are employed directly and those who work on a contract basis, including:
  • Dealing with administrative matters relating to the management of staff, including staff rotas, timesheets, holiday arrangements and cover for absence
  • Preparing job descriptions and establishing standards of performance
  • Participating in the recruitment of the concierge team (possibly in liaison with an external recruitment agency) and other staff as appropriate
  • Inspect the whole building, both internally and externally (including the roof area) at least once a week to identify the need for remedial or corrective measures or procedures and ensure that appropriate action is taken expeditiously
  • Ensure compliance with health and safety regulations and requirements, including assessment of training needs, maintenance of log books, accident reporting procedures, compliance with COSHH regulations and contractor permit to work procedures

ExperienceTPI Level 2 required3-5 years experience within residential 3+ years experience in management role and great leadership skillsGood working knowledge of UK property law and able to understand complex legal documentation Section 20 expereince A good working knowledge of healthy & safety legislations - COSHH & RIDORR qualified
