We are looking for a Building Manager leading property management company specializing in residential developments across London. We are seeking a proactive and experienced Building Manager to work alongside the Senior Building Manager at a prestigious residential building in North West London. This role is ideal for someone who is passionate about property management and ready to take on a key supporting position in a dynamic team.

Key Responsibilities

As the Building Manager, you will assist the Senior Building Manager in ensuring the efficient and effective operation of the building. Your responsibilities will include:

  • Operational Support: Oversee day-to-day operations, including maintenance, repairs, and contractor management.
  • Resident Services: Act as a point of contact for residents, addressing queries, concerns, and service requests promptly.
  • Team Coordination: Work closely with on-site teams such as concierge staff, cleaners, and security to maintain high service standards.
  • Health and Safety: Ensure compliance with health and safety regulations, reporting any issues and assisting in implementing safety measures.
  • Maintenance Coordination: Assist in scheduling and supervising planned and reactive maintenance tasks, ensuring minimal disruption to residents.
  • Administrative Duties: Maintain accurate records of building operations, including maintenance logs and compliance documentation.
  • Emergency Response: Support the Senior Building Manager in managing and responding to emergencies, ensuring swift resolution.
  • Service Charge Support: Assist in the preparation of budgets and monitoring service charge expenditure.

Requirements

To excel in this role, you should have:

  • Experience: At least 3 years of experience in residential building management or a similar role.
  • Customer Service Skills: Strong interpersonal skills and the ability to build positive relationships with residents, contractors, and colleagues.
  • Organizational Skills: A methodical and detail-oriented approach to managing tasks and priorities.
  • Knowledge: A good understanding of property maintenance, health and safety regulations, and building compliance.
  • Team Player: A collaborative mindset with the ability to work effectively alongside the Senior Building Manager and other team members.
  • IT Proficiency: Competence in property management software and Microsoft Office Suite.
  • Qualifications: IRPM or ARMA qualification is desirable but not essential.
  • Adaptability: The ability to remain calm and responsive under pressure, particularly in emergency situations.
