We are currently recruiting for a Building Manager to work on a high end residence in the heart of SW London.
This role involves ensuring the seamless operation of the building and its amenities, maintaining high standards in the management of the property, and leading a small team of porters. The successful candidate will act as the primary point of contact for the building's residents, board of directors, and managing agents, ensuring the property is impeccably maintained and managed.
Salary: £48,000 - £54,000 per annum (DOE)
Key Responsibilities:
Building Management:
Oversee the day-to-day management of the building and surrounding external communal areas, ensuring they are maintained to the highest standard.
Monitor and coordinate annual maintenance contracts for building amenities, ensuring all scheduled work is completed on time and within budget.
Log and coordinate ad hoc repair and maintenance requests, ensuring swift resolution of any issues.
Conduct regular inspections of the property to identify and address maintenance needs proactively.
Team Leadership:
Manage a team of three porters who provide 24-hour concierge services, ensuring shift rotas are properly scheduled and appropriate cover is in place as needed.
Provide leadership and support to the porters, addressing HR needs such as appraisals, training, holiday planning, and performance management.
Stakeholder Liaison:
Act as the primary liaison with the building's managing agent to ensure all maintenance, repairs, and management items are actioned promptly.
Report to and liaise with the board of directors, providing updates on building operations and addressing any concerns or issues raised.
Administrative Duties:
Maintain detailed records of maintenance schedules, completed work, and ad hoc repairs for reference and reporting.
Manage the property's budget in coordination with the managing agent, ensuring all financial aspects are properly documented and controlled.
Ensure compliance with relevant health and safety regulations and building management standards.
Candidate Profile:
Essential Skills and Qualifications:
Proven experience in estate management, property management, or a similar role overseeing luxury or high-profile residential properties.
Strong leadership and team management skills, with experience managing shift workers or similar roles.
Excellent communication and interpersonal skills to liaise effectively with residents, team members, managing agents, and directors.
Sound organisational and time management skills, with the ability to prioritise tasks and manage multiple responsibilities.
Familiarity with building maintenance processes, contracts, and compliance requirements.
Competence in basic administrative and budgeting tasks, with proficiency in Microsoft Office Suite or similar tools.
Desirable Attributes:
Previous experience managing prestigious properties

Certification in property management, facilities management, or related fields.
