Facilities/Block Manager - Office based role in Finchley, North London

Essentials - Proven track record in Block Management and/or Facilities Management & a Full Driving Licence

Salary up to 拢50,000 p/a depending on experience

Monday - Friday 9:00 - 17:30

Due to continuous growth, our client is looking for an experienced Block/Facilities Manager with good people skills wanting to develop a career in Block Management.

Our client is a long established, professional estate agency operating in the North/North West London area, and covers all aspects of the property industry from Sales and Lettings to Commercial and New Homes.

The Block Management Department efficiently manages approximately 90 Blocks. In addition to the Head of Block Management, it employs 3 Block Managers and 2 Block Management Accounts Assistants.

As a Block Manager, you will manage your own portfolio, responding to Freeholders and Leaseholders needs, while ensuring all blocks meet the legal requirement. You will also be responsible for the ongoing facilities management of our client鈥檚 13 offices. You will work together as a team with the other Block Managers and will receive all the support you need to grow and develop.

Responsibilities:

路 Communicate clearly and concisely with Leaseholders, Freeholders, Contractors and Solicitors.

路 Plan and deliver on PPM maintenance.

路 Respond quickly and efficiently to incoming maintenance calls.

路 Ensure all Blocks adhere to H&S regulations.

路 Perform FRA Assessment.

路 Issue Invoices.

路 Prepare budgets and end of year accounts.

路 Attend AGM and Residential Meetings

路 Inspect sites on a regular basis.

路 Onboard new blocks.

路 Ensuring all disputes are dealt with in a timely and professional manner.

路 Respond to maintenance issues in the Martyn Gerrard Offices

路 Personally deal with any maintenance Issues you are able to, such as furniture building etc.

Requirements:

路 Proven track record in Block Management and/or Facilities Management

路 Full driving licence

路 A desire and drive to succeed

路 High levels of emotional intelligence, with the ability to defuse conflict situations, finding a practical way to move forward

路 Attention to details

路 IT literacy

路 Ability to work under pressure to clear deadlines
