Cobalt is partnering with a boutique property management brand that is seeking a FM for a newly created role at a prestigious residential estate. Our client is planning a programme of proactive investment in the site, and is therefore looking for a technically minded FM to join the estates team in delivering a top tier TFM service.

Key Responsibilities:

  • Ensure health and safety compliance across the estate, adhering to relevant legislation and the company's Health and Safety Policy.
  • Manage reactive and planned maintenance through the FM system, ensuring accurate documentation and certifications.
  • Oversee hard service contracts, ensuring service delivery meets SLAs and KPIs.
  • Review service contracts, manage budgets, and contribute to quarterly and annual reconciliations.
  • Drive value for money through contract management, tendering, and benchmarking.
  • Conduct regular property inspections and manage remedial works.
  • Maintain an inventory of M&E assets and define maintenance requirements.
  • Build positive relationships with clients, service providers, and occupiers.
  • Lead the implementation of technical standards, ensuring compliance with legislation.
  • Support the Residents Association, attending meetings and ensuring agreed objectives are met.
  • Act as a point of contact for technical issues and provide support for planned maintenance.

As the successful applicant, you'll be able to demonstrate a strong track record in delivering FM solutions across the Real Estate industry, with the ideal background being within the residential sector. An IOSH or NEBOSH is essential, as is experience in overseeing a variety of CAPEX works.
