- Maintenance & Repairs:
- Respond to daily maintenance requests via the internal tracking system, including electrical and plumbing repairs.
- Conduct flat turnaround tasks such as redecorating and minor repairs during tenant changeovers.
- Undertake routine maintenance and health & safety (H&S) checks across the communal areas, demised flats, and external estate.
- Preventative & Reactive Maintenance:
- Assist in the day-to-day management of both reactive and preventative maintenance activities, ensuring all work is logged and tracked.
- Complete regular building patrols to identify maintenance needs or health and safety risks, taking necessary actions promptly.
- End of Tenancy and Mid-Term Inspections:
- Carry out post-check-out flat inspections and address necessary maintenance.
- Perform mid-term inspections during residents’ stays and ensure resultant actions are completed in a timely manner.
- Compliance & Health and Safety:
- Support compliance with H&S standards by maintaining records for Planned Preventative Maintenance (PPM), and completing routine checks such as fire alarms, water temperatures, and Building Management System (BMS) monitoring.
- Maintain maintenance records for key safety tests and certifications (e.g., PAT testing, fixed wiring, showerhead chlorination).
- Collaboration & Reporting:
- Liaise with Site Managers and other team members to resolve maintenance issues effectively.
- Assist in keeping detailed logs and records related to maintenance tasks and outcomes, ensuring compliance with company procedures and operating standards.
- General Upkeep:
- Participate in the general upkeep of the property, including cleaning and landscaping, to ensure the estate remains in good condition.
- Ensure that safe systems of work are followed, including managing risk assessments and permits to work.
- Technical Skills: Competence in basic electrical, plumbing, and general handyman tasks.
- Problem-Solving: Ability to exercise initiative when responding to and resolving maintenance issues.
- Organization: Strong time-management skills to handle multiple tasks and record maintenance activities effectively.
- Independence: Capable of working independently with minimal supervision, while also being a strong team player.
- Compliance Knowledge: Familiarity with health & safety protocols, risk assessments, and method statements.
- Communication: Strong verbal and written communication skills to effectively report maintenance issues and liaise with other teams.
- Flexible Hours: Primarily a Monday-Friday role, but the operative must be flexible to work on weekends or public holidays when necessary. Shift pattern involves a 40-hour week, with two days off.
- Physical Demands: The role involves regular building patrols, flat inspections, and manual work, requiring a good level of physical fitness.
