We are currently looking for an experienced head porter for a temporary opportunity to join a team at a high-end residential building in Earls Court. The right candidate has a possibility to go permanent.

GENERAL DUTIES:

* General supervision of the property and staff and dealing with tenants' queries and complaints within your competence.

* Manning the House Manager's office in the main foyer of the building as often as possible and certainly between the following times: Monday to Friday 8am to 5pm with breaks as defined in this contract.

* When not in the House Manager's office you must have your mobile telephone with you and/or leave a clear note to say where you can be found and record the period of absence in the day book.

* Organising routine repairs and planned preventative maintenance to the building, obtaining quotations for such work from contractors, obtaining the approval of the Managing Agents before ordering such work and, if approved, supervising the implementation of such repairs and maintenance as requested by the Managing Agents.

* Calling contractors to deal with emergency repairs to lifts, boilers, plumbing, pest control, entry-phone, aerials etc and escorting them to the correct location and instructing them in consultation with the Managing Agents, if necessary.

* Supervising the removal of residents' bagged household refuse from refuse rooms to containers in the back yard between 8.00am and 9.00am five days per week.

* Supervising sweeping up yards and areas around the property, including drains and gulleys, at least twice each week. Arranging the disinfecting of all drains and gulleys when necessary but at least once every six months.

* Supervising the cleaning of glass, brass and bright metalwork on doors and door handles six days per week; finger plates in common parts once per week.

* Supervising the daily removal of waste and collection of litter from paths and yards.

* Holding residents' door keys in a safe place, and maintaining a key register.

* Supervising porters' assistance to the residents, for instance taking in parcels, recording time of delivery and informing addressee.

MACHINERY AND LIGHTING

* Checking boiler pressure, temperature, switches and correct functioning. Changing over circulation pump and keeping boiler, calorifier and plant generally clean. Keeping a check on boiler maintenance and reporting to the Managing Agent.

* Making necessary seasonal adjustments to time switches governing external lighting. Switching on and off specified lights at times agreed with Managing Agents.

* Ensuring the replacement of lamps in common areas and cleaning diffusers at least once every six months. * Checking fire extinguishers and arranging for service or replacement of batteries as necessary.

SUPERVISION OF OTHERS

* Arranging for relief day/night porters when necessary and cleaners to be on duty and the general supervision and management of staff your control.

* Supervision of the cleaning of all common parts areas. This includes all staircases, landings and entrance halls. OTHER

* Supervision of any contract cleaning staff such as window and carpet cleaners.

* Monitoring the work of all contractors employed by individual Lessees and monitoring and supervising the work of all contractors employed by the Company and ensuring that the Building Regulations are complied with. Reporting any abuse of the rules, damage or poor workmanship to the Managing Agents.
