Chiswick Park is a 1.8 million sq. ft. business campus managed by Estate Management Company Enjoy-Work, which proposes a regular programme of events and concierge services dedicated to over 10,000 workers from over 54 companies. Job purpose:

To manage, develop and monitor all technical MEP and Fabric related services, through associated technical service partners in the delivery and continuity of services to our Guests (tenants), while protecting and enhancing landlord assets within the estate.

Key accountabilities:

? Effectively manage all Hard Services operations, delivering effective Asset Management services into MEP, Building Fabric and Vertical Transportation in line with the Enjoy-Work operations and Service Partner contracts.

? Support with the overall performance of the Hard Services contract ensuring all SLA’s and KPI’s are delivered in accordance with the contract, measured by carrying out regular meetings and communication with the incumbent MEP provider.

? Provide updates to the Technical Manager with the management of all MEP services and the performance of the MEP incumbent.

? Provide updates to the Technical Manager with the management of all Vertical Transportation and BMU direct service contracts, with the support of appropriate consultants.

? Delivery of Technical Projects, with the support of the Technical Manager.

? Audits/inspections of engineering services, plant and overall operation in line with Chiswick Park Estate Management (CPEM) standards, matrices and industry practices. Analysis, review and production (where required) of engineering reports. This will include but not limited to water quality, life safety and lifting equipment, ensuring all regulations are adhered to and inspections are in date.

? Review plant and system performance, highlighting solutions in unsatisfactory areas.

? Ensure operational, planned and reactive maintenance activities are effectively scheduled and undertaken on time and in accordance with Statutory Legislation and ISO certification standards and procedures.

? Maintain accurate records of works completed and associated financial costs. Use this information to report to the Head of Operations and External Stakeholders on a regular basis.

? Regularly reviewing RAMS and permit submissions ensuring the correct permit procedure is followed and RAMS are accurate to the tasks.

? Ability to review quotes and request the raising of purchase orders in a timely manner ensuring that buildings are kept compliant, working closely with the Building Managers.

? Management of statutory compliance of all areas, incorporating landlord insurance inspections and external audit and assessment requirements. Working closely with service partners/contractors to resolve any remedials in a timely manner.

? Financial accountability and business continuity for Fabric (with support of Building Manager) and MEP Repair works within the Buildings and elements of the Estate. Correctly scheduling works to manage service charge cash flow as necessary. Ensuring accurate tracking, and involvement in forecast planning.

? The role includes the management of the MEP related elements of the estate health and safety system Riskwise and Elogbooks, and the review and authorisation of Guest Company access and works permits using E-permits.

? Provide input into regular operational management meetings and reports as required.

? Arrange regular site-based contractor review meetings with all direct contracts.

? Manage procedures for monitoring and benchmarking supplier and contract performance.

? Act as the technical contact for LTA/Wayleave (input only), landlord leasing team, MEP and authorisation of fit-out companies, this will include reviewing scope of works and holding regular on-site meetings.

? Leading on standards and procedures for M&E across the Park. Leading by example on service delivery excellence.

? On-call support for the Business in relation to Emergency Procedures and Disaster Recovery.

? Guest Experience - working in collaboration with the Head of Experience by supporting the planning, developing, implementation and delivery of this key focus area for the business including Events & Sports in-line with the business strategy.

? Effective stakeholder engagement with the senior leadership team.

Personal Attributes:

? Relevant mechanical or electrical qualifications.

? Have 5 years’ experience of responsibility for M&E services within high-end and fast paced commercial/residential environment.

? Proven organisational and end-to-end project management skills.

?IOSH Managing Safely as a minimum, but NEBOSH General Certificate is desirable.

? Strong knowledge of electrical and mechanical systems within buildings.

? Wider facilities management knowledge.

? Experience, knowledge and understanding of MEP and related technical services.

? Experience in planning and management of budgets.

? Ability to prioritise within a multi-tasking environment, flexibility and attention to detail.

? Innovatively driven.
